Thanks for the updates! Hopefully the towers get a little more interesting as the phases move forward...

Wow, incredibly dated looking tower, looks like something out of Concord Pacific in 2003.

At least it has lots of windows.

Compare to this modern (likely) energy-efficient building at River District:

I agree, Ledmac is like the Toyota of Vancouver Developers and Polygon is another one to an extent. They build bland and uninteresting buildings/interiors. They do not change their design and use the same copy and paste interiors for all their recent towers (if you go to their presale show rooms). But at least they have very few deficiencies from what I've seen. Which is probably better in the long run for your reputation.

On the other side, you got developers like Concord building fake beaches as a selling point. I wonder how maintenance and strata fees will be like. Concord Brentwood 1 and 2 already have some terrible deficiencies if you watch walk-throughs on YouTube. But it doesn't seem to matter, since they build on prime locations and still sell like hotcakes.

I would imagine Ledmac ends up with some cost savings from doing that though, which would ultimately make these more "affordable" than the towers being built by other developers like Concord/Westbank/etc, both in the initial purchase and the long term operating costs. Realistically if we want more "affordable" housing options we need to accept that they'll be cookie-cutter designs that are proven from both a construction and maintenance perspective.

Yes. Plus there is a 'generic' or stereotyped look that took hold and simply won't let go, everywhere, in every major development, it seems. It's just something we're stuck with, and it seems kind of a shame.

Looks like the website for the third tower is out: https://iconatsouthgate.com/

The renders for Icon looks very nice.

These are turning out extremely dull. The architecture is decent but the combination of clear glass, grey spandrel and white painted concrete is coma inducing. Just a slight bit of tweaking and they could actually be quite nice.

Yeah, the architects are too shy on contrasts.

I agree that the third tower looks exciting. But what's going on in the background with what looks like a 100-storey tower???

Yeah, I roughly counted between 75 and 80 floors for the tallest one in the background...

And any official height for this third tower?

Icon? It was confirmed as 46 storeys in 2017, but no height was reported. So far the tallest LedMac have indicated they are proposing on the site is 50 storeys, but they could be looking at more. They have a rezoning for two more towers that hasn't been reported in detail yet.
