This makes me wonder if Fulton Market and West Loop's rapid boom is actually because developers want to avoid building in Ald. Reilly's ward.

Development in River North and Streeterville hasn't returned to its pre-recession levels ever since Reilly took office, and he has problems with most developments above 300 feet. Major developments in the area like One Chicago and North Union only exist cause they weren't in his ward boundaries. If it's this much of a challenge to get approvals, why bother taking the risk when one is almost guaranteed to get Ald. Burnett's stamp of approval when building in his ward. This would explain why development is so concentrated in West Loop, compared to other parts of downtown.

That will hopefully change as the Loop continues exploding in population, his ward will get smaller and smaller, and more area will be open to development. Too bad we have to wait until 2033

Too slow. I'd prefer he get voted out. Alas, I think he has pretty strong support from the NIMBYs in his ward.

His control of the Loop and Streeterville has shrunk in the new ward map. He still controls almost everything in River North though:

I also noticed a good chunk of the Loop and West Loop is in the 34th ward.

^^If you look at that map, Burnett's ward pretty much encompasses probably 90% of the development in the city. It's probably intentional he was given most of the north branch, IMD, and Cabrini area. He's got the new casino too and all the development around there. River north Nimby's are in Reilly's ward.

I was looking at the transit for this. Towers against elevated rail is always a good start.
The handling of the Racine swerve is nice. It’s a 12 minute walk to Grand, 11 min to Morgan. Would this help spur a commuter rail stop?

Nice to see this moving forward. There's also a good chance the community meeting gets spicy, given past nastiness between Burnett and certain members from Neighbors of River West. :popcorn:

Even if it sails through, I'm not holding my breath for 420 May to break ground anytime soon. Crescent Heights still hasn't started work on their 640 Washington project, which should have been a no-brainer to get done.

-587 apartments

-339 parking about a .57-.58 ration


August 21st Community Meeting

-Crescent Heights are now the owners of the land as of 4-5 months ago

-440 parking 101 additional parking about a .74-.75 parking ratio

-53 floors

-615' (currently)

-First residential units at level 2

-Top amenity deck on 44th floor

-Financing a challenge right now… Get projects approved

-20% ARO on sites

-shovel in the ground perhaps about 12 months away.

-$5.3 million Neighborhood opportunity bonus

-Micro units of about 450 sq ft unto 3-bedrooms

-About 5,000 sq ft of commercial space

-About $300,000,000 cost for the project

-About $4,000,000 annually in tax revenue

There was some grumbling about height from neighbors to the north. Brunette said he'd have the developers take a look. IDK, this one may take a slight haircut.

they better not cut the height for this beautiful building. somebody should have told those neighbors to move out of the city to the suburbs. We are in the city, the birthplace of skyscrapers.
