"A design and an unconventional approach to retail has been unveiled for the latest residential building planned at Walter Reed.

The development team has begun sharing images of the proposed design concept for Building QRS, depicting a three-volume building that could deliver up to 320 rental units on the southwest corner of Georgia Avenue and Dahlia Street NW. The building will also deliver commercial space along Georgia Avenue and 240 below-grade parking spaces."

DC Housing Authority Selects Co-Developer for Greenleaf Gardens

"In April 2019, the DC Housing Authority (DCHA) released a request for proposals seeking a partner to redevelop the 15-acre Greenleaf Gardens public housing community. Now, the agency has selected a co-developer.

Earlier this week, DCHA announced selection of the Greenleaf District Partners team, led by Pennrose, EYA, and Bozzuto Development. Greenleaf has 493 units spanning from First to Third Streets between Eye and N Streets (map); the redevelopment is envisioned to eventually deliver over 1,800 mixed-income units..."

"Six years ago, Keener-Squire Properties delivered The Drake, a 218-unit apartment building on the First Baptist Church's property in the 1600 block of O Street NW. Now, the church is looking to add another site and more units to their partnership.

An application for historic preservation conceptual review has been filed with DC to replace the three-story annex building at 1328 16th Street NW with a 78-unit apartment building."

"Despite dismissal in August of an appeal against a Mount Vernon Triangle hotel that got zoning approval in early 2019, the developer is moving on with a new development plan in mind.

Developer Kline Associates is applying for historic preservation review of a condominium concept for 923-927 5th Street NW. Rather than 153 hotel rooms, the 11-story development would now deliver 49 condominium units above a restaurant..."

"Two weeks ago, UrbanTurf reported on a proposal to replace a 16th Street church annex with 78 apartments. Now, we are getting the first look at how that infill building may take shape.

New renderings have been submitted for historic preservation conceptual review of The Drake II, the proposed seven-story-plus-penthouse building at 1328 16th Street NW. First Baptist Church owns the three-story annex and would partner with Keener-Squire Properties on the development; they previously delivered The Drake's 218 units on an adjacent church-owned site..."

"A few months since the developer shared plans for this project with the community, Trammell Crow subsidiary High Street Residential is taking the first step toward redeveloping a prominent corner in Shaw.

The company has filed a planned-unit development (PUD) application to deliver a 90 foot-tall building with 230 residential units above roughly 7,440 square feet of retail at 7th and P Streets NW. The application also calls for a map amendment to rezone the site from moderate-density mixed-use (MU-4) to medium- to high-density mixed-use (MU-6)."

More than a year-and-a-half after the proposed apartments at the 16th Street Scottish Rite site survived an attempted challenge, it has withstood another.

Last week, the Mayor's Agent for Historic Preservation issued a ruling granting the subdivision application that will facilitate construction of a 150-unit development behind the Scottish Rite temple at 1733 16th Street NW (map).

i wonder when inner DC will be fully built out.

they are really going to start running out of places to plop down 200-300 unit apartment buildings.

Monument Realty Lands $67M Construction Loan, Breaks Ground On NoMa Project

"The Logan Circle pipeline is growing by another sliver.

AMT Development has plans to replace the three-story building at 1208 M Street NW with a skinny, six-story, 14-unit building with cellar and penthouse, according to a zoning application filed last week. Lee Design Studio is the architect."

"It looks like the 14th Street residential pipeline still has room to grow, and a newly-proposed project comes with pandemic-friendly features.

Willard Partners is seeking concept approval to incorporate the façades of the attached commercial buildings at 2204-2206 14th Street NW into a six-story development that would deliver 13 units above 2,600 square feet of retail. Rather than having two elevators in the building common areas, the elevators would provide interior access to each unit to maximize the residential space in the building."

I was up at Union Market today and there are 7 large buildings under construction there right now. It's crazy. It looks like NOMA / Union Market is close to being built out, and so is Navy Yard. But we still have RFK / Reservation 13 and parts of Southwest to build on.

Capitol Riverfront/Navy Yard

Here is a rendering of the two residential buildings and the hotel under construction off of New Jersey Ave. at the former CSX site at the Capitol Riverfront/Navy Yard. This is the first I've seen this.
