I worked at the South Loop Binny's for over a year. Right in that photo, Jefferson just north of Roosevelt. It's definitely an area in need of some dense development!

Might be another "mews" style under-building pedestrian connection/plaza. Shapack seems quite fond of them.

"Downtown Service District" which I seem to recall is an oddity

That’s where my wife used to work at a studio on Hubbard. They lost their lease, said the owner sold out to a high rise. That was a few years back now. So it finally came to fruition.

I think the mews idea is correct. Plans don’t make much sense otherwise.

City really should re-open the last two closed staircases to the Blue Line station. Pedestrians could also use this as a short cut under traffic since you don't have to pass through fare control.

The Amylu development at Lake between May and Racine on both the north and south sides of Lake seems to be gearing up. A handful of demo permits were issued for the mainly 1 story buildings on the south side of the street.

The area where these demo permits were issued will be the larger of the 2 structures at 33 stories and 486 apartments. It will gobble up the vacant land that's on the corner of Randolph & May as well. Hopefully they can start construction within a few months.

It's deliberately zoned DS (Downtown Service), so light industrial services that make sense to be close to downtown—UPS being the prime example—can remain without getting outbid by residential developers.

It wasn't an alderman who objected to residential above retail at Taylor & Clinton, it was DPD.

Honestly not a bad idea, although not accessible. And I’m sure the additional glass entry pavilions would not be popular with business owners.

Yes, although Milwaukee is quite a busy street so I don’t see anyone crossing mid-block like that. Union is a lot quieter, the city might even allow an actual crosswalk.

Since this thread will likely be cluttered by new zoning apps throughout the week, I started a thread for folks to discuss the Salvation Army site:

CHICAGO | Salvation Army Redevelopment | 600 + 490 + 350 + 300 + 125 FT

Last month, a redevelopment agreement was reached to help finance 145 N Damen. This building has had pending permits for a while, so it should hopefully start soon. If it does, Lake Street will have cranes from Halsted all the way to Damen. How much do folks wanna bet this will finish before the Green Line station?

More angry commuters yelling at their Aldermen can only help. Empty dirt lots don't complain, and don't vote.

Work is actually underway. It doesn't look like much yet, but they've fenced off the work area and started adding steel stiffeners to the girders that will support the new platforms. Reinforcing the steel was the first step when they built the Morgan stop, too.

I shot this last week, all the unpainted steel is new. Once they finish this step they can start putting up the steel platform beams and canopy frames. The stationhouse and vertical elements will likely come later.

Thanks for the correction. Just been by a few times in the last month or so and hadn't been able to notice progress.

The pandemic slowed things down obviously but this isn't the first work either, they were doing tons of prep work like utility relocation and foundation reinforcement which obvs isn't visible above ground. That finished at the end of March 2021, but it took them until October to announce a contract for the actual construction of the station.
