Phoenix and Arizona are not peaked

Check out these two articles today:

"Arizona GDP growth crushes projections"

Quote:
Arizona’s gross domestic product growth smashed expectations in the first quarter 2016 with a 2.6 percent growth rate over the previous period
http://www.bizjournals.com/phoenix/n...ojections.html

And for the rental boom: "6 Arizona cities named best places to rent in U.S."

Quote:
WalletHub’s analysts compared the 150 largest cities based on their rental attractiveness and quality of life. In making such a comparison, we examined each city across 15 key metrics, ranging from historical rental-price changes to cost of living to jobs availability.
http://azbigmedia.com/azre-magazine/...laces-rent-u-s

Things looking pretty good for continued growth.

I was going to say that there's plenty of construction occurring with projects that have recently been proposed, funded, and approved. Edison, Muse, Union, and many others are now moving at a steady pace. Unfortunately, my attempts to share photos on this forum are so frustrating that I don't usually bother.

I enjoy seeing your pictures as well as everyone else's, but I do agree that it's difficult to post photos here. Whenever I post one it takes up a whole page.

Was downtown for a couple minutes and took some pics. Not much, but it's something.

Ugh, yes, I posted pages ago that the permits for the Hampton Inn ALL reference the original OCPE plans for a hotel, residential, and education tower. Given that Mesirow is the original developer, I am almost certain that if the hotel does not front Central, it is because something else is slated to go there. Hoping for an ASU collab is probably too much, but some sort of residential seems likely, and again - the corner where this Hampton Inn is going was supposed to be a parking garage. Total upgrade.

ASU seems to own that horrific data building just east; would be great to see that lot redeveloped one day with the data services moved into the basement.

I love the ambitious plans of the Renaissance, but it's a shame that 1st Street had to be sacrified for Adams. A better plan would have allowed pedestrian-friendly facades along all sides, but this is certainly an improvement. Now, the bulldozer needs to get ready for any and all Hyatt components.

Doubtful. Sterling sunk millions into that being a network exchange around 2000. It used to be the Arizona Republic. From what I saw of the insides of that building during Sterlings work I don't think much of it can move cheaply.

Does ASU own it or are they leasing space?

Where are you getting this? The county records don't point to any ASU/ABOR ownership:

Quote:
Owner Information
Owner Name: DIGITAL PHOENIX VAN BUREN LLC
Property Address: 120 E VAN BUREN ST PHOENIX 85004
Mailing Address: 120 E VAN BUREN ST PHOENIX AZ 85004
Deed Number: 060995937
It would cost many, many millions of dollars--far more than the land is worth--to acquire that building and relocate it or its services, if ASU/ABOR had done so, we would have heard about it.

Asu may be one of the lessees of server space but they DEFINITELY don't own that building.

Can anyone recommend a forum on here or a site elsewhere where I could learn about small developments in North Phoenix..for example the construction at the northwest corner of Dove Valley Road and North Valley Parkway (I hear it is a Fry's anchored shopping center) or what is going up on the 17 just south of Happy Valley Road (probably another hotel)?

Welnick Marketplace & Liefgreen Seed Co.

Progress on the rehab of the Welnick Marketplace building. See what a little bit of historic preservation can accomplish?

We need a damn brewery in downtown, hopefully they have a great mix of retail/restaurants lined up

Looks great, and is awesome to be preserved, obviously. Not every project goes the same way.

Nextdoor.com, or you can search building permits.

https://apps-secure.phoenix.gov/PDD/Search

The county assessor's website will reveal owner and address information that might not otherwise be clear.

Here is a link to the brokers info packet on the Fry's anchored retail development on Dove Valley.

http://www.phoenixcommercialadvisors...rtdovefull.pdf

I believe the Ryan Companies site south of Happy Valley is going to be office.

The game changer in that area is if the USAA project ever comes to life.
