Smile NEW YORK | 1251 East 19th Street | FT | 8 FLOORS

Project: 1251 East 19th Street

Quote:
Midwood-based BWH Construction has filed applications for an eight-story, 26-unit residential building at 1251 East 19th Street, in Midwood, three blocks from the Q train’s Avenue M stop. The building will measure 31,895 square feet, which means units will average 1,227 square feet apiece, possibly making for condominiums. Felix Pustylnik is the applicant of record. The 2.5-story home at 1251 East 19th Street was demolished over the past month, but demolition has not yet begun at the three-story residential building spanning Nos. 1943-1947.

Yesterday, we reported a staggering 22,000 residential units are on their way to the northern end of Brooklyn by 2019, 6,412 (29 percent) of which are slated for the half-square mile neighborhood of Downtown Brooklyn. Now, we have our first look at a small chunk of that count: a 105-unit residential building under construction at 237 Duffield Street, in the heart of the borough’s central hub.

We recently reported that New York City was entering its biggest building boom since 1963. Building permits rose 156 percent over the last year, accounting for 52,618 new residential units. If that number seems large to you, keep in mind it’s spread over the five boroughs, including the supertall towers of Manhattan. But a new report from CityRealty shows that northern Brooklyn alone with get 22,000 new apartments over the next four years.

Thanks for the notice. Updated the post with a recent one. One man army here managing the status of 1500 + mid rises and high rises so I may make slip every once in a while, and errors, please point them out. I like to keep these compilations accurate.

Smile NEW YORK | 731 Bergen Street | FT | 4 FLOORS

Project: 731 Bergen Street

Quote:
The design shares some similarities with its neighbor, including dark brick, large floor-to-ceiling windows, and an angled facade. But instead of Corten steel, the balconies and ground floor are accented in a light wood. The top three floors of the four-story buildings will have balconies, and window boxes planted with flowers will add a touch of green to the exterior.

The architect chose to separate the facade into three different segments—an increasingly common design choice in central Brooklyn. Two are clad in a more traditional dark brick and topped with a modern cornice, and the middle section is simply stark concrete.

The two 40-foot-tall buildings have nearly identical plans. 733 Bergen will hold seven units spread across 10,546 square feet, producing an average apartment of 1,500 square feet. No. 731 will contain eight apartments and the same square footage, which means that units will be a slightly smaller 1,318 square feet each.

Here’s a closer look at Handel Architects’ design of a would-have-been condominium tower at 305 East 93rd Street, named The Amalfi. The five-parcel site located at the northeast corner of Second Avenue and East 93rd Street in Yorkville was slated to be developed by Merchants Hospitality until they recently bowed out to a senior living developer, Maplewood.

Smile NEW YORK | 198 Saint Nicholas Avenue | FT | 4 FLOORS

Project: 198 Saint Nicholas Avenue

Quote:
Renderings have been revealed for a former Romanian Pentecostal church being converted to condos just on the Brooklyn side of the Bushwick-Ridgewood border. Permits filed in December show that the developer, Home Zone Corp., is planning to add three stories to the existing one-story former church building at 198 Saint Nicholas Avenue and turn it into two buildings with three units each.

In the renderings, which BuzzBuzzHome was the first to publish, the first story maintains the feel of its church origins, with brick and arched doors on one side. The gray, modern-style addition has tall windows, some of them arched and reminiscent of a church building. There are also what look like two separate roof gardens or decks.

The first and second floors of each building will each house one apartment, with duplexes utilizing the third and four floors. The designer is Melamed Architect. This is part of a trend of turning churches into condos in Brooklyn, while preserving and adding onto the original building.

Last August, Joseph Sitt’s Thor Equities purchased a string of Williamsburg properties for nearly $22 million with the intent of replacing the gritty row with a 10,000-square-foot retail jewel box. Now, Thor’s website gives us our first look at what the prime property at the southeast corner of Berry and North 6th Streets may hold.

Smile NEW YORK | 42 East 132nd Street | 80 FT | 8 FLOORS

Project: 42 East 132nd Street

Quote:
The new structure will be mixed-use, and will include a healthcare center on its first and basement floors, which will have both treatment facilities and an ambulatory diagnostic capability.

Above the health clinic, each of the upper floors will have two apartments apiece, except for the third floor and the penthouse level (or floor 8), both of which will remain whole. With 10,677 square feet of residential development divided between 12 units, that will pencil out to an average unit size of almost 900 square feet, indicative of either condos or rentals.

The building’s exterior will certainly be attractive, even though it sits on a sliver lot and will only stand 80 feet tall. 42 East 132nd Street still has one pre-war neighbor it will do a decent job of matching, and will have a masonry facade and large floor-to-ceiling windows that appear to be PTAC-free.
