Final height of mixed-income building in Seaport development has yet to be determined

On May 4, New York YIMBY announced that they had obtained renderings for a supertall mixed-income building at 250 Water Street in Manhattan’s South Street Seaport. However, according to Howard Hughes Corporation and Skidmore, Owings & Merrill (SOM) – the companies behind the project’s construction – the renderings and information that YIMBY published were released by a former employee of SOM.

“We believe that the images published today on New York YIMBY represent work samples that a former SOM employee sent out, without authorization, as part of his portfolio to demonstrate his individual effort on the project at 250 Water Street,” said SOM in a statement. “They do not in any way represent the range of studies currently being undertaken by the firm for this project, nor do they illustrate our most current thinking. We regret that these images were taken out of context in this way and look forward to our continued study of this site, and to sharing designs at the appropriate time.”

In the YIMBY report, they stated that the mixed-income project at 250 Water Street rise 89 stories with 1,038,950 square feet divided between commercial, hotel, and residential components. However, according to officials from Howard Hughes, a final height cannot be given at this time due to development components.

“The renderings featured in the May 4 New York YIMBY story pulled from internal conceptual studies were leaked by a former SOM employee, are outdated and do not depict designs under consideration for 250 Water Street,” said Howard Hughes Corp. in a statement. “As we recently outlined during our community stakeholder planning process, we are considering several configurations for a mixed-income project at 250 Water Street, and no designs have been finalized. As part of this transparent workshop process, we showed a range of several massing scenarios including a single point tower that would use all available air rights within the Seaport district. We continue to work with local elected officials and stakeholders as we explore configurations for this potential project and craft a comprehensive planning framework for the broader Seaport area.”

oh well, back to square one.

it will get developed someday.

but isnt this a highly polluted site that needs a lot of remediation?

Well, I always figured the height wasn't final, even the 990 ft version, so we're still where we were. However, those were the first actual renderings of the tower we've seen, final or not. As long as they're throwing numbers and designs out there, they may as well throw everything out there. I don't get the need to be secretive. Just show us what you're working with. Otherwise, the NIMBYs will rightfully suspect you are misleading them.

Hopefully the NIMBYs don't get involved and somehow cause some legal/political battle. The rats tend to be good at that.

They're already involved, and we haven't even begun the approvals process. But they were given 4 options that could be built, 5 if you include the waterfront tower. The waterfront tower needs no approval, but Hughes will submit one of the four plans for approval. I hope they go with the tallest option. That would put less bulk in the historic district, and provide a bonus for the skyline.

You see, the NIMBYs may say they care about so called affordable housing, but they're mostly just against height.

This looks amazing. I hope that it's not sabotaged by the neighborhood. The developer should include a huge school at the base to mollify the local maniacs.

There's a school directly across the street though. The NIMBYs wouldn't care anyway. They don't want a new building. You can sweeten it however you like, and they will still be against it. That's why I feel they should just go with the tower that would provide minimal bulk in the district. They NIMBYs are not gonna like either plan, and the district should be preserved as best the developer could. The base is gonna be the same, no matter what. But the taller tower minimizes the bulk above that.







I think my case for the taller tower is better made if you look at it this way...you get an idea of the added bulk to the area.

It reminds me of Scotia Plaza in Toronto, although sadly it seems the 1K+ tower may not be the one.

I hope we get at least 900 ish and a cool design

Pound for pound, 250 Water is the biggest threat in 2020. Poses an existential threat to liberty and freedom.

NIMBYS say the darndest things, as Cosby use to say.

Any who, glad to see some movement on this. I really hope 80 South kicks up.

Design reminds me of Related's 400 N. LSD proposal in Chicago, though much taller, also designed by SOM. wish the setbacks would begin a bit lower tho as it would seem more dynamic.
