Aby Rosen buys Midtown office building for $350M
RFR seeking to lease 522 Fifth Avenue to a single tenant

Who says Manhattan is dead?

Aby Rosen’s RFR just closed on a 23-story, 575,000-square-foot office tower in Midtown Manhattan for $350 million. Morgan Stanley sold the property at 522 Fifth Avenue, which it used as its headquarters for its wealth management division.
Quote:
Morgan Stanley has consented to stay as a tenant for at least three years after the sale. After the firm departs, Rosen is seeking to lease the building to a single tenant beginning in March 2024.

“The unrivaled 575,000-square-foot vacancy is a remarkable blank canvas, well-positioned to respond to the requirements of a forward-thinking company looking for the prestige and exclusivity of a full building and New York City presence,” Rosen said in a statement.

Well, this building isn’t rising yet. There’s still time for a change of heart.

7 West 43rd recently had a renovation, and while it has a nice front facade, makes me wonder if they would buy that and incorporate it. 522 5th is kinda garbage too.

This is in a really prime area too, so while the current design (subject to change) is okay, IMO, a bit underwhelming. Could be like anything else, a change of heart might come when the market isn't as soft for condos, given the potential asking price based on the area.

This is a prime, 5th Avenue location. So I don't doubt this tower will eventually be built. I do hope they go with a different design though.

Does Rosen's new building have any spare rights to sell? Could boost height on this site.

Rosen's footprint is huge. I doubt anything that isn't short & squat could rise on his site.

I really like this design, but I doubt that it's what will rise. I welcome another 1,000'+ tower.

Hopefully they can nab a single tenant to take over the tower.

Definitely is an exclusivity factor, not sharing with others.

I like this one a lot. I wonder if 896' is the height w/o parapet etc. Either way good for midtown

I think a permit is post approval but I could be wrong. That would make sense though.

The project is as of right, but this is the construction permit, and that was previously approved. This filing is for a new design.

Could be a little higher with a parapet. We'll see.

There is a larger commercial component. Probably a hotel and offices, with street level retail..

Quote:
COMMERCIAL 196,496
COMMERCIAL 156,700
RESIDENTIAL 169,992

Proposed Totals: 523,188

Seems optimistic given the new filing. Glad this is looking like it'll move forward. I suspect a lot of projects will really kick up once this pandemic is over or the worst is past us. Here's for hoping with 45 Broad on a side note.

Makes better sense versus all residential. This stretch of 5th needs to have mixed use. Would just seem like it wouldn't be used (parcel) to its full potential if it was just Residential.
