It does seem like the rebuilt bridges got rid of the middle ramps, which is good. There is now a section of express lanes between (old) Congress and Ohio street heading north, and ramps use a strip of local lanes. This should be much safer, and make capping more viable. I guess southbound does still have some middle entrance ramps and they didn't overhaul the flow of that section as much.

So sorry for asking this because I’ve been quite awhile , it is confirmed that chase has its
eye’s out of the old tower and want to build and up to date ?

It is known that they are exploring the option, but it's also not the only thing being weighed. Its also not known if they build something new that they literally move everyone. Seems to me like it could be something supplemental instead of replacement, but who know. There's no confirmation that anything will happen though. Maybe we can hear something soon one way or another.

I really like this one. I love setbacks, and the color and texture is good, too. It vaguely reminded me of 181 West Madison...

Apologies if this is a stupid question but does the Haymarket building have any historic significance? Did they attempt to purchase it or was there a hold out like Bellaluna for OneChicago? Or were the developers just not interested in that parcel at all?

Nice looking building, it mentions 665 feet which is the higher of the two options and officially a skyscraper (656 feet is 200 meters).

The color and build complements the Sears Tower well.

It’s not historically protected, although it is orange rated as “potentially significant”. They just don’t want to sell their building.

However, they were happy to sell their air rights to Related so they could make their tower bigger…. The Haynarket building is included in the same PD with 735 W Randolph. If they tore down Haymarket, it would just lead to a shorter, squatter tower, not any more floor area.

Haymarket looks to be making out nicely, they sold the air rights for whatever amount of cash, they look to be getting an expanded outdoor dining area due to the reworked sidewalks and street, and they get a built in customer base from the office workers next door.

^ I'm really glad it's getting preserved. The building holds the corner really well, and offers a nice contrast to the growing amount of glass and steel in the West Loop. Good beer too!

Also *very* glad that the drive thru BoA is going to eventually bite the dust. I remember when they built it over a decade ago, and now we all lamented that it was such an eyesore/waste of space, being so prominent on Halsted and so close to the Loop. We are righting the mistakes of the immediate past.

It's hilarious to me that Haymarket Brewery uses the aesthetic of the historical riot to sell beer, but has no socialist connection at all and is very happy to participate in the capitalism around them...

At first it seemed like an odd move to me - by Related, to switch to an all-office (or overwhelming majority office) project here.

Still odd....but my guess is that they are thinking they have a lot of other stuff in their pipeline (even though most of it they seem to move on at an absolutely glacial pace) that they are just hoping they will win the lottery here and land the incredibly rare potential large anchor tenant in the market in the next few years. Put up a hail mary while they continue to plod along with their other projects. It's possible they pull the rabbit out of the hat. I'm not expecting it, but sure anything's possible.

I still think residential (or residential and hotel) is the best use here. But if you get lucky and land the right tenant, you get an outsized return - at least a better shot at it - than if you play it 'safe' and put up the project they had previously planned....just a lower return profile along with the lower risk involved (again, likely).

Just my assumption on what Related is thinking here.

Not much new details from the zoning app, but it's still confirmed to be 700 ft.

I think that’s just what they’re getting it zoned for. I thought the real height is more like 650?
