Bronzeville and Uptown are the two big sights of gentrification right now. I'm curious to see what will be next. I'm guessing Woodlawn once the Obama center gets going.

For what it's worth, Redfin is also labeling Woodlawn Chicago's "hottest" neighborhood due to black professionals buying homes and good prices.

Hyde Park's rebirth is likely playing a role in this

4 story "high tech" office building designed by SOM was issued a permit at 1515 W Webster (Webster and the river) on Friday.

Might be happening but not as much as some areas on the south side. At least according to Realtor.com's recently sold properties (including some land) between Dec 1, 2016 and Jan 28, 2017:

Already knew that they were trying to sell the Ebony-Jet building, but it looks like they are also ready to unload 14th and Wabash and possibly 731 S. Plymouth Court (although I believe/hope that is protected?).

Meanwhile, haven't heard anything about the new student center they are proposing for Wabash and 8th. They were supposed to announce an architect late last year.

There was an article in Chicago Magazine recently on Columbia and if I recall correctly it mentioned that they are proceeding

Cedar street hasn't built anything from the ground up. I wonder if they just want to stick to rehabs.

Loving the Clayco proposal, hope it gets approved and built soon.

BTW, anyone know what's going on with the Gateway Project in the IMD? We've heard nothing for months.

Absolutely insane size of a development for that far west, but that is already a surprisingly dense area with many courtyard and commercial apartment buildings in the area West of Pulaski and North of Belmont.

In addition to that, there is an 18 unit building proposed for the lot at 3729 W Belmont. There is ALSO yet another building with 9 units proposed for the vacant lot across the street at 3720 W Belmont.
I work in this building. Not at Family Dollar but inside the office building (4220) itself. I haven't heard anything about this happening. But the Party Store is closing and they recently put in a mattress store that used to be a Pay/Half. But if a Family Dollar, an auto parts store, and a closing party store bites the dust, so be it.
