TORONTO | 212 King St West | 310 M | 79 FLOORS

A COVID-defying mixed-use super-tall proposal.

212 King Street West - 310m - 79s - Dream - SHoP - proposed

660,000 square feet of office space, 588 residential rental units and 10,000 square feet of retail.

Architecture by SHoP (from Globe & Mail article):

"Mr. Pasquarelli explained that the design of the tower is broken up visually into two sections. The first, wider section would contain the office floors and be faced partly with white terracotta panels; the taller, narrower section, with predominantly black cladding, contains apartments. He said details of the architecture, including the textured ceiling of the atrium, would be inspired by the existing buildings, which once housed a factory where General Electric’s Canadian unit made turbines and motors."

You guys are laughing now but Jacksonville will soon assume its rightful place as the largest and most important city on Earth.

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

A note on the simple massing: since the material details for this one (including terracotta) will likely be SHoP 'exquisite', I think the simple massing is fine... allowing Mirvish+Gehry nearby to do the architectural gymnastics for the block.

This proposal brings a total of 9 super-talls* for Toronto (2 under construction). The proponent here, DREAM Reit, is also involved in the long awaited Mirvish+Gehry project (resubmitted as 2 super-talls) which is just a block west and is alive and well and finally going into sales in 2021 (confirmed by DREAM).

Mirvish+ Gehry revised at 329 metres and 302 metres

CommerceCourt3 - 302m roof/376.5m spire
Union Park - 303m
Mirvish+Gehry - 329m and 302m
1200 Bay Street - 326.5m
The Hub (albeit a cheat courtesy of the CTBUH criteria;-) - 304m spire

*Super-talls construction:
SkyTower - 312.5m
The One - 309m

*Near misses:
Sugar Wharf B @ 299m, YSL @ 299m and poor BMO still @ 298m (for more than 40 years ;-)

I read on UT that the planning dept. is unenthusiastic about this proposal.
