That's awesome. How do you know that? The last deed on ACRIS is from Jules Cohan to JULES COHAN, AS SOLE TRUSTEE.

However, on Nov. 19, 2019, JAB (ACQUISITION) LTD, a Real Estate Transfer Tax form was filed which showed a transfer from PAM Acquisition LLC to JAB Acquisition LLC, both of which have a London address.

Anyway, even if Rudin owns the Madison Avenue parcels, the adjacent Park Avenue parcels presumably aren't coming down, so this site is not very deep. That's great news to me because it suggests that there will be a tall, thin tower geared toward hedge funds, etc.

I was thinking about the many transit related developments going up in midtown east, many with direct connections to the new LIRR terminal at Grand Central, and it occured to me that this tower will have to be demolished in the near term. The new terminal entrance here will need to open by 2023. The building itself won't need to be complete, but that entrance will need to be in service. Seems to me this tower will likely be built on spec, as they need to get the process moving.

This POS on the north side of the block has to come down.

If they do acquire the whole Madison Avenue frontage, this might be pretty tall because this is a very narrow/shallow site. It’s about a quarter of the area between Park and Madison.

It would make sense to expand the footprint, given the inclusion of the new transit entrance, but I'm not sure who owns that piece of property (it's listed as 425 Madison Associate).

On another note, I do like the midblock portion of 280 Park, so I hope whatever goes up here is nice.

I said that this is probably being built on spec, but we know that JPMC is involved with the development here, as a result with their agreement with the MTA. Maybe they could be planning to take some space? They haven't applied all of the reported air rights purchased to 270 Park. Also, JPMC purchased a portion of the development site across the street (labeled site D), so I don't know what any of that means. I saw talk somewhere of 383 Madison potentially being sold. Who knows.

Oh yeah, that whole hideous block has to come down. There used to be a decent Japanese restaurant in the middle building, but that's long gone.

Knock it all down, and build a glorious supertall, please!

I don't want a supertall right here, with 270 Park across the street. I would like at least a block separation between our supertalls, they're becoming huge clusters. A nice "problem" to have. But I think it's better for the skyline if there were a little space in between. But that would require demolishing the entire block, which I don't think would happen anyway.

425 Madison is worse than 415. It looks more hideous than a leper's sores during the plague. It would be a disaster if that cancerous boil does not come down.

Rudin doesn’t own 425 this, but it seems that the current owner is open to selling.

I think it'll come down eventually. Its within the confines of the Midtown East Rezoning. A golden opportunity.

I hope that Rudin gets it now and develops the whole block. If the footprint is only 415 Madison, it will be really small.

I agree. I think that the MTA site will yield something similar.

However, if Rudin doesn't get 425 Madison and the little building in the middle of the block, a new tower that sits just on the site of 415 will have pretty small floorplates. It wouldn't be all that useful to office users.
