IIRC, JDL said ~40 units were gonna be offsite affordable housing rather than onsite. Although this project now has almost 1,100 parking spots

I was just bout to post the parking increase.

Nice 70' height bump for the shorter tower. I do hope the tower has been refined.

Wow! 1012 ft would make it 6th tallest in the city. 654 ft puts the second tower outside the top 25 but still a respectable height.

Nice surprise! I certainly hope the Planning Commission approves the towers at their current height and density. It'll provide a nice westward push to the skyline north of the river.

The alderman really had no issues, so I'm pretty sure it'll be approved.

For once, the crazy ward boundaries in this city work out!

A lot of parking, but there is also a ton of commercial and office space.

Still, it once again demonstrates just how worthless public urban planning is. Here we have NIMBYs complaining about traffic, and the answer is to create even more parking? Welcome to Stupidland

Wow. I wasn't expecting both towers to grow in height. Great news!

Even stupider considering it will be built on top of a subway station on the busiest transit line in the city.

It kind of depends. If a lot of traffic is people circling blocks looking for parking, then having a larger garage may actually help if it lets trips terminate quickly and get off the street.

If I lived there I'd want a car. But I wouldn't want to bring it out for short trips.

They can do that? Is there a boundary? Same neighborhood, same ward?
Can you build a tower downtown and build affordable housing in Logan Square?

In the specific case of downtown, rental projects can have offsite as long as the units are within 2 miles of the development and still within downtown. For-sale/condo developments can have offsite units be anywhere in the city as long as the units are a comparable investment to being built onsite.

And that follows the newly expanded definition of "downtown"? Makes the affordable mandate a lot more affordable.

Huh?

If I lived there I would definitely NOT want a car. Why even bother with living in the core of the city if car ownership is a priority?

While I don't like the parking increase here, I can see why it might be needed. The building had to have a certain amount of parking for the parishioners (from Holy Name) and it will have huge retail spaces that will draw people from around the neighborhood (and city). This building is a destination, and needs some added parking (but I will admit over 1,000 is really high).

... with a reduction in parking.

Are people really driving to church? Isn't a church, by definition, a feature of your local community and therefore bound to be in walking distance for people attending a church in River North?

I also don't see how this will be a retail destination. Perhaps there will be some retail that draws from beyond the neighborhood, and perhaps not (not all retail does).

Either way, this is 3 blocks from Michigan Avenue (which has lots of parking) and there is a subway station literally right outside the front door.

Alot of people drive to church. If a lot of people drive to this particular church I couldn't tell you. But older people tend to drive or get driven to church.
