While few details are provided with the accompanying image, an article from the Times last year mentioned that the top two floors and some unused development rights of the 1924 building were being shopped around to developers as a potential hotel site. The rendered building appears to be a commercial office building, however. With the dearth of development sites suitable for large office floor plates east of Ninth Avenue, and a hot Midtown South office market where vacancy rates hover near 9 percent, the site could be a prime opportunity to construct new office space in the heart of the Times Square/Penn Station sub-market.

In deference to the neighborhood’s industrial past, CetraRuddy is designing a unique façade featuring a rhythm of recessed masonry expressions. The façade will be broken up with an expanse of copper panels towering over the residential lobby entrance and extending into dormers at the roof set-back. The ground floor glass storefront will provide visibility to the active retail spaces within, and a set of slightly slanted columns will create a dynamic visual experience for pedestrians. The design of 350 Clarkson also takes into account that of 310 Clarkson right next door, ensuring the buildings are distinct from one another yet are complementary with the existing surroundings. Furthermore, in keeping with Hudson’s tradition of green building, this project is anticipated to achieve LEED, NYSERDA, and Energy Star certifications.

350 Clarkson will be just one and a half blocks from the 2 and 5 express subway trains at Winthrop Street Station, with B and Q trains also a short walk away. Access to Brooklyn’s Select Bus Service, running express from Sheepshead Bay to Williamsburg, will also be available next door. A few blocks to the west, Prospect Park will provide ample recreational space for tenants, and the major employment centers of Kings County Hospital and SUNY Downstate Medical Center will be only steps east of the project.

Construction completion is anticipated in Spring 2018.

The duo teamed up for another hotel we revealed last month at 489 Baltic Street in Boerum Hill, but 38-04 11th Street will have a very distinct aesthetic from the corten-clad “Baltic Huis.”

Gray facade panels and tilted sections of brick help give the facade a dynamic look. It will certainly stand out among the low-slung warehouses and small row houses that fill the blocks east of Ravenswood Generating Station. The interiors are typically clean and modern, and they subtly reference the patterned, slightly uneven feel of the exterior.

Better for organization as this is for midrises, low rises, and general developments wheres the other is for 100 ft or greater / 12 floors or greater.

Woops. There's so many projects with the keywords "Atlantic" in this thread that I was sure I'd have some record of it.



Can get tough sometimes trying to document every mid rise in a city that's on roids when it comes to new permits and developments.

The occupancy classification on the permit calls for “HOTELS, DORMITORIES” and there will be 29 dwelling units. Based on a review of the permit, the owner appears to be Amsterdam Hospitality, which has ties to homeless shelter developer Alan Lapes.

As the Rabsky Group plans to rezone an industrial swath of Williamsburg’s Broadway Triangle for a huge residential development, other landlords are converting the area’s commercial buildings to apartments and retail. Schlomo Landau has filed alteration applications to expand a two-story storefront at 687 Flushing Avenue to a nine-story building with apartments and a school.

The through-block property fronts both Whipple Street and Flushing Avenue, and sits in a triangular block also bounded by Throop Avenue. The ground floor will hold 1,088 square feet of retail, followed by 28,800 square feet of community facilities on the second through fifth floors.

When we called Landau, we learned that the expanded building will become a special yeshiva school for married Orthodox Jews, known as a kolel. It will be able to accommodate 1,000 students between the ages of 17 and 25. Landau, who’s the dean and rabbi of the school, says it will be the largest kolel in Brooklyn. The synagogue for the congregation, Cong Kolel Vyashkem Avrahom, will occupy about 8,000 square feet, and the remaining 20,000 square feet will be classrooms and possibly a dormitory.

Apartments will take up the top four floors. 32 units will be divided across 25,144 square feet of residential space, for an average unit of 785 square feet. The apartments will house students who are from out of town and need a place to stay in Brooklyn.

The retail space will face Flushing and might be a coffee shop or a cafe where the students can grab a quick bite.

Ultimately, the revamped building will grow from 10,000 to 50,000 square feet of interior space, and the roof line will rise from 22 to 86 feet.

The facade is fairly nondescript, but the building will offer tenants plenty of outdoor space. 12 apartments on the upper floors will have glass balconies, and setbacks create spacious private terraces on the seventh floor and a shared, 900-square-foot roof deck.

The 70-foot-tall building will fill an 80-foot-wide vacant lot between Brooklyn and Kingston Avenues, about two and a half blocks east of the Sterling Street stop on the 2/5 trains and just north of Kings County Hospital and Wingate Park.
