The two level crowns would make these towers officially about 20 ft or more higher than the given heights of 710 & 560 ft.

The park is the selling touch. I like the towers but I'm more eager for the actual park and pedestrian/river interaction. I think it will add a lot to the area and act as the major selling point amid what I think will be opposition (hopefully folks not out complaining about "out of scale").

even if the towers need to suffer a height cut of any kind yeah the waterfront public space should ensure this development sails through approvals.

New renderings have been released for River Ring, Bjarke Ingels Group‘s proposed two-skyscraper development in Williamsburg, Brooklyn. Developed by Two Trees Management, the organization behind Domino Park, the undertaking is planned to yield 1,050 homes with 263 affordable housing units as well as a six-acre circular waterfront park designed by James Corner Field Operations. The towers would rise from two vacant rectangular parcels that were once home to a Con Edison electric plant bound by North First Street, North Third Street, and River Street. River Ring is expected to generate about 2,000 construction jobs and more than 500 well-paying permanent jobs upon completion.

The base of each superstructure features curved floor plates that follow the shape of the waterfront and beach, then gradually slope upward to form a conventional stack of rectangular floors before topping out with flat roof parapets at 710 feet and 560 feet respectively.


The waterfront park is divided into three acres of public open space and three acres of protected in-river access. The project includes the creation of two new beaches within the altered waterfront and protected by curved breakwaters along the East River. These structural components are key to protecting the complex, and over 500 inland properties, from future storm surges and to reduce flooding and minimize the impact of water among the master plan. The design program also includes a new custom-designed YMCA with youth swimming programs for the local community.

I suppose it’s just because of COVID, but renders with so many people in them just seem very unrealistic lately.

Love the project though. Hope to see it in person some day.

It’s New York. Even during Covid, the park right next to it (Domino) has been crowded.

“There’s this perception out there that if our plan doesn’t work we’ll stick around and hold onto it and produce something different,” he said. “I think that’s a fiction.”

Two Trees bought the 3.2-acre site from Con Edison in early 2020 for $150 million. The developer filed a scoping draft in March with the Department of City Planning outlining its proposal for 1,250 apartments — 313 of which would be set aside as affordable housing — 83,000 square feet of commercial space and a 3.1-acre park.

The proposal would need to go through the city’s land-use process, and with a city-wide election scheduled for later this year, that means a new Williamsburg council member and new mayoral administration will make the decision on the project’s fate.

All eight candidates vying for Williamsburg’s council seat signed a petition in October opposing Two Trees’ plan.

Prologis Senior Vice President Jeremiah Kane said the Two Trees site is attractive to last-mile distribution tenants, which are becoming more nimble by relying on things like bicycles and foot traffic to get deliveries out, as opposed to large trucks.

This is a great project. I will say, though, I liked the rust colored facade more than the white. The towers look great, though, and that waterfront interaction is fantastic.

TWO TREES’ PLAN FOR GIGANTIC TOWERS IN W’BURG BEGINS REZONING PROCESS

Most of the affordable housing units would be slated for residents making 60 percent of the area’s median income — with rents hovering around $1,427 for a one bedroom, and $1,963 for a three bedroom.

The proposal — designed by famed architect Bjarke Ingels — now enters the seven-month Uniform Land Use Review Procedure (ULURP), during which Community Board 1 and the borough president will provide advisory recommendations, before binding votes by the mayor, the City Planning Commission, and the City Council.

Because of the coronavirus pandemic, Two Trees was forced to delay their ULURP application, which they’d hoped to complete before the end of 2021. Now, the company will need approval from the next mayor and the future City Council, all of whom will take office in January of 2022.

First, though, Community Board 1 will host a meeting of their Land Use committee on Sept. 1, and a full board meeting on Sept. 14.

Though it will be the beginning of ULURP for the project, it’s not the first time Two Trees has gone before the civic panel — two meetings in early 2020 brought packed houses and mixed reviews from attendees.

“The community board vote is obviously advisory, but it means a lot to us,” said Dave Lombino, a Two Trees spokesman.

Lombino pointed to the company’s past redevelopment of the narby Domino Sugar Plant as evidence of their commitment to the local community.

“We won approval from the community board for Domino in 2013, and I think we have met and exceeded expectations on that project from a community perspective,” he said.
