I think that there are certainly some new school things that can be done to make this development more like the San Diego ball park area but this IS in fact a stadium district and the one thing you have to have in spades is parking. If this was Center City, it would be shameful.

Lol they built the stadiums down there because it was a big empty pallet to work with. There are plenty of 'shameful' parking lots in Philly (see: Disney hole), but these lots exist because of the tens of thousands of people that drive to these events. Yes they should build up the area more, no they shouldn't remove all surface parking.

A large portion the surface parking could probably be replaced by garages and a kind of main street could be developed where people could hang out after the games or live/work even. Right now when I go down there for games, I can't wait to get out of there. And I'm taking the subway. I really don't think surface parking is required. It's just the cheapest.

Yep on the parking garages. They would need state-of-the-art parking garages like the ones at KOP mall. I doubt it will be as efficient as moving vehicles on a surface lot, because garages are meant to climb up and down in a circular motion to get in/out and attendants or automation to collect exit fees and I can see drunk idiots doing dumb things and getting rowdy to affect the flow of movement. And like others have said, you would lose the tailgating effects on game day. When Philly Live casino is completed, that should enhance the area for some after the game entertainment. Maybe some other developments will sprout around there. But these surface parking is a necessary evil for fans that travel from the tri-state area.

yeah, I get you probably can't get rid of all the surface parking, and the tailgating is a good point. But at least try to create some sense of place there, maybe along Broad and Pattison.

Cordish Co is planning a mixed-use district next XFinity Live!

This, coupled with the new Fusion Stadium going to be built down here, and this Casino, and we're on the right track.

Haha. They're HQ is Baltimore, MD - cut them a break

They're just trying to show proximity to other companies I believe?

It's going to be called "Stadium District"

The high-rise they are showing is where the Office Building will sit. They're moving this high-rise (which will be a hotel) one slot to the right/east, directly next to Xfinity Live! Both will have ground floor retail.

Directly south of these, a new street will be re-introduced to the street grid. The building to the south of these will be an apartment building with ground floor retail. The building furthest west will be an apartment building with ground floor retail.

The building they show immediately south of Xfinity Live! will be the new Fusion stadium.

If they include some stuff like a liquor store, a grocery store and services like dry cleaners etc, this could take off legitimately.

Although it'll screw with the new view from Wells Fargo, I like the continuous development along that side of Pattison. I'd like to see development along the other side of Pattison as well. Given what Broad is like down there, I don't think development along that street will have as much impact. Use that for parking entrances and push the parking to the rear of the facilities (except that the lot in front of the Linc probably isn't going to go anywhere). I wish they had built the Linc's "head house" along Pattison, with the parking in between the stadium and 95.

Wawa just recently bought a liquor license in Philadelphia, in the news yesterday.

I overheard an employee at my local Wawa saying that they were planning to use it a new place "in South Philly near the stadiums." Could this be related?

The Cordish Cos. have a decent reputation using sports and entertainment venues as a platform for development. In addition to the [Insert City Here] Live!s they've got all over the place, they're involved with St. Louis' Ballpark Village and -- most successfully -- KC's Power & Light District, both of which are exemplars of what we should be wanting our stadium district experience to be like. I have to imagine that, from their perspective, our stadium district is a gigantic blank slate.

Comcast has been wanting this for a long time. I remember hearing back in the day that the original plan was to "connect" the Spectrum (RIP) and Core State, First Union, Wachovia, Wells Fargo Center. Obviously things have changed drastically but that's always been a goal in their mind.

The $700 million Stadium Casino’s Pennsylvania license is expiring, but it isn’t even open yet
