Fantastic!

Where did this come from? The design looks promising.

I'm liking the West elevation.

Based on the north elevation, I wonder if this tower torques.

Hopefully, Vornado and LeFrak will act soon at 31 W 57th. One would expect another Stern after the massive success of 220 CPS.

The Calvary Church site on W 57th is also going to be redeveloped.

Mysterious Solow project

Curious doings are afoot at two of Sheldon Solow’s West 57th Street properties between Fifth and Sixth avenues, a block he increasingly dominates with his signature 9 West tower and new developments on both sides of the street.

At four-story 35 W. 57th, which he’s owned for decades, he’s booted two small kosher restaurants he wanted to evict over supposed insurance violations. The Great American Health Bar and Café Classico are gone and boarded up.

The site might be too small for a large new building. But it’s adjacent to a big empty lot — once home to the Rizzoli bookstore — owned by a Vornado-Lefrak joint venture. Now that No. 35 is vacant, Solow could easily sell it to the JV to create an even larger development site.

Or it could hint at a future Solow buyout of Vornado and Lefrak so he could put up another giant tower of his own. Far-fetched, but stranger things have happened.

It leans in from the west and north, possibly some torque. This tower should look great alongside Steinway.

____

It also reminds me of that 1 New York place tower that was proposed in the aftermath of 9/11. We were so lost then, with no idea if we would ever get a supertall built again, and not just in NY. But that 1,050 ft proposal brought hope (even if it didn’t get built). And now, another supertall is hardly the biggest news.

I wonder how this will look on the skyline since 111 W 57th street already has a similar tapering shape.

I wonder if the tapering shape was intentional, given the release of this date-time wise and how 111 W 57th has been rising for years now. Almost as if they are paying homage to 111 W 57th while not overshadowing it. Or its aesthetic details from the East/West elevation/perspective.

Yeah, 111 W 57th tapers northward, while this one would taper south, and a bit to the east. It should have a complementary effect, similar to 10 and 30 Hudson Yards.

Won't the future Park Lane redevelopment block much of the direct park view?

Only slightly. It will definitely be in the view. Both would be narrow towers.

This is from the EAS btw. I don’t think this is going full ULURP, so we’ll probably have to wait for a rendering.

This sliver of a tower will block another sliver of Central Park from Top of the Rock. But it will also contribute to the view. Let's hope it's a nice design.

This block may have two residential supertalls in the near future - this site, and the Vornado site.

Both assemblages were rumored to be residential supertalls, and now the western site is confirmed. This may be the start of the next Billionaire's Row boom cycle.

Besides these two, there's the Park Lane site, the Durst site near 6th, the former Holiday Inn site west of Columbus Circle, the Turkish-owned site on the East Side near Lex, the Hadassah assemblage on 58th, the Extell site incorporating Calvary Church, and the Solow site directly across 57th.

Could be. They’re gonna keep going to that well until it’s dry.

Mystery buyer snaps up two condos for a combined $157.5million in New York Billionaire's Row mega-tower in one of the city's priciest-ever residential sales

By Ariel Zilber
14 Jun 2021

Quote:
A mystery buyer has snapped up two full-floor condos on the 60th and 61st floors of a residential skyscraper overlooking Central Park that cost a total of more than $157million - one of the biggest real estate transactions ever.

The purchase of the two units at 220 Central Park South on Manhattan’s Billionaire’s Row was made through a limited liability company which allows the buyer to remain anonymous.

The Wall Street Journal, citing property records, indicated that the deal included $82.5million for the 5,935-square-foot unit on the 60th floor.

The buyer also paid $75million for the full-floor unit on the 61st floor as well as a studio apartment on the 18th floor.

The sellers originally bought the two condos last year - the lower level went for $50.9million and the upper level fetched $51.4million.

In 2019, hedge fund billionaire Ken Griffin made the most expensive real estate purchase ever in the United States, buying the penthouse at 220 Central Park South for $238million.

Developed by Vornado Realty Trust, the building boasts 70 floors and a total of 116 residential units.
This tower will have a comparable 119 units, in addition to the hotel.

I was thinking about how this tower would be just a foot taller the 9 Dekalb. Then it occured to me that this could be another SHoP designed tower. Please let it be so.
