Eighth Avenue Transforms as Upscale Office Towers Rise
Industry veterans say lower-end retail shops between the newer properties are ripe for development

In less than a decade, the tract roughly from West 40th Street to Columbus Circle has added more than 3 million square feet of commercial space. Some real-estate executives are predicting more office buildings could rise at even a faster pace.

Ripe for new, mixed-use development, industry veterans said, are the souvenir shops and occasional adult video store that sit on blocks between the newer properties.

“It’s one of the few Midtown places where you can actually still assemble a site with a decent-size footprint and expect to get the sort of rents you need for an office building or the sales prices for residential condominiums,” said Mary Ann Tighe, chief executive of CBRE Group Inc.’s New York Tri-State Region and a member of the brokerage team for the New York Times Building at 620 Eighth Ave.

.....Not everyone envisions Eighth Avenue lined with office buildings. The commercial construction has been driven by factors specific to the sites but isn’t an indicator of future office growth, said Mitchell Moss, a professor of urban planning and policy at New York University. Development has bypassed Eighth Avenue and jumped to Ninth and Tenth avenues and the Hudson Yards district, he said.

“It’s a place for nonluxury hotels and middle-class tourists,” Mr. Moss said. “There is no reason why every piece of Manhattan has to look like Park Avenue.”

.....Extell Development Co. has a cluster of lots partly on Eighth Avenue between West 45th and West 46th streets that could provide a glimpse of the avenue’s further transformation. A company spokeswoman said it was too early to comment on plans for the site.

Yeah no one wants those. Why should another bodega be replaced with a generic drug store?

Is this Extell building exciting? Absolutely.
Why is a dingy old bodega that doesn't sell what I want intrinsically better than a Duane Reade?

There is a reason these chains pop up all over the place - they do a better job than the "mom and pop" stores, which are still tremendous in number and ironically, don't differentiate themselves much from one another.

The more shiny buildings replacing low rise, run-down garbage, the better.

Won't be long now. Once the Nordstrom tower gets it's construction loans, the activity here is really going to heat up.

I also did some googling and discovered an outdated image and building profile, back when it was only 900,000sqft and for Boston Properties.

Yeah, I bought a Chrysler and Empire State Building model from the vendors market that is currently on site. But I would much rather see that site being developed. I hope Extell wows here. Although I like 55 Hudson Yards, I liked Extell's plan for the WPC (below) that was planned for that site. They swapped sites with Related for this one, and I don't think Extell will disappoint here or with the planned 5th Avenue tower.

Does anyone how many sf Extell has put together here? Can't seem to find any estimates.

Tower wise, this is a huge lot, but it's oddly shaped which should force Extell to come up with something creative. It would be nice if they incorporate a public plaza of some sort, this stretch of 8th gets absolutely packed with tourists.

It's over a million square feet. Can't say the exact size because Extell has been steadily buying air rights to add to the property.

It's anywhere from 1.5 to 2 million sqft right now. The site has grown considerably from what was planned in 2008 and as NYguy stated, Extell has acquired additional air rights. I have a feeling that the tower that rises here will be taller than 1 Vanderbilt, since it likely won't be a pure office tower.

Went to see "Come From Away" (excellent show) a few days ago on 45th across from the site. Noticed a couple of excavators behind the plywood fence. Is something happening or are they just being stored there?

Don't recall the excavators there. But there is usually a vendor's market on site that I occasionally breeze through.

Possible Supertall In The Works As Extell Files Demolition Permits For 724-726 Eighth Avenue, In Midtown West

Extell, the developer behind some of the most prominent projects in New York City such as Central Park Tower, One57, Brooklyn Point, and One Manhattan Square, recently filed demolition permits for two four-story structures at 724 and 726 Eighth Avenue. Located at the busy corner of West 45th Street and Eighth Avenue, the block-wide development stirred interest in early 2018 when a concept proposal was release. YIMBY last reported on the Midtown West site when it was addressed as 265 West 45th Street.

Both buildings are now vacant, while a couple of small businesses to the north are still operating. Below are some of the previous concept proposals and renderings, each with its own unique architectural style.

The above photos are a proposal from RB Systems, which debuted last March as a super-slender, cylindrical 1,312-foot-tall office building with a software-controlled tuned mass damper. There would be sky lobbies on the eighth, 28th, 49th, 71st, and 81st floors of the chrome-clad structure, offices on floors 81-93, an observation deck on the 96th floor, and underground parking. This vision would incorporate a width-to-height ratio of 13.4:1.

Boston Properties and Related also released a previous concept for a more traditional glass skyscraper that would more closely match the height and style of the surrounding buildings.

The involvement of Extell, with its history of building large skyscrapers, suggests a strong likelihood that a supertall will eventually rise from the site. While the tentative use has not been confirmed, the previous concepts for the site suggest an office supertall is a decent guess for the eventual occupant.

The A, C, and E trains and the buses at the Port Authority Bus Terminal are a short walking distance to the south. There are also connections to the 1, 2, 3, 7, N, Q, R, W, and shuttle to Grand Central via 42nd Street-Port Authority Bus Terminal. The heart of Times Square is to the east, while a plethora of dining, retail, nightlife, theaters, and other entertainment options surround 724-726 Eighth Avenue.

A start date to the demolition and completion of the project has not been announced yet.
