First Renderings for an 11-Story Project at 44th & Market

Back then, a gas station stood on the SW corner, awaiting demolition to make way for an 11-story apartment building from Orens Brothers. We knew little back then, except for the fact that a zoning document was issued for the project on this property that was zoned both CMX-4 and CMX-2.

Since that visit, the site has been cleared and prepped for…we weren’t sure what, until just today. When doing a little digging, we saw something that caught our eye: the first rendering we’ve seen for the apartment tower. This project is one of three that Orens Bros is leading in the area, and we are thrilled to see that this largest of the bunch seems ready to move ahead.

4419 Ludlow Street update from Naked Philly

4415 Chestnut Street update from Naked Philly

A New Proposal for a Historic Industrial Facility on Columbus Blvd.

Formerly home to the Philadelphia Warehousing & Cold Storage Company dating back to the 1890s, the historically designated complex at 500 N. Columbus Blvd. is currently home to a self-storage facility, warehouse space, and electronic music venue The AVE. Despite the hulking mass of these brick-heavy buildings, there are two separate plans for residential additions here. One of them we’ve mentioned in the past, while the other is new, different, and likely to evolve as it moves forward.

The souther portion of the property is perhaps best known for the massive mural, Our Flag Unfurled, which was completed in 2001 by artist Meg Saligman. While this section of the building has seemingly seen better days, we’re here to tell you that better days are ahead. Thanks to a recent zoning document, we know that a conversion to 96 residential units is on deck. We have to say, we aren’t exactly sure how they will fit all those units in here, as the facade features almost no windows. Unless this is targeted exclusively to vampires, we would anticipate that some window punch-outs will be necessary, potentially putting the mural at risk of alteration. However, any changes would need to be OK’ed by the Historical Commission before anything moves forward.

These plans aren’t set in stone and could easily be updated once the property sells, but it gives us a good idea of what’s possible on this CMX-4 zoned lot.

^^Article also doesn't mention that the "Machine Shop" portion of the property is being marketed as a restaurant/entertainment/event venue space as well. Glad this hulking mess of a property is slowly but surely being developed.

Five Dollar Car Wash to Get New Neighbors and a Gym at 46th & Ludlow

The properties we are visiting today at 4614-18 Ludlow St. are tucked away off the main strip of Chestnut St. and face the much smaller Ludlow St. on the north side of the property. At first, we thought that we would see the end of this quaint car wash, but it turns out that a chunk of the surface parking lot will be getting an upgrade soon.

As we mentioned, zoning permits indicate the combining of the three addresses, which will create a large, CMX-2 zoned parcel. Raza Properties is the developer here, and they are pairing with KCA Design Associates to bring us a 17-unit building with a gym on the first floor. We don’t have many details on the design, but we’d imagine we’d see a contemporary building – likely student housing – based on the previous projects from both groups.

4519-45 Chestnut Street update from Naked Philly

Renovation Underway At 141-43 North 4th Street In Old City

Construction Nears Completion At Edgewater Apartments At 230 North 23rd Street

Looks like they're planning a redo of this building. It'd be a NO-BRAINER for a Trader Joe's.

Good. I like the density of the original proposal, but it’s a crummy design.

Agreed, a Trader Joes would kill in this area. Unfortunately I'm under the impression they always demand off-street parking, which this location doesn't have.

This is a bit on the fantasy side of things, but with both Spring Garden and Washington Ave seeing lots of development it would be amazing to trolleys for both Washington Ave/Grays Ferry Ave and Spring Garden St. Though the big problem is that the trolleys would get stuck in mixed traffic. Still would be a massive gain overall to the trolley network. Though these lines are more likely to happen than the return of the 56 trolley.

It is a fantasy, but it would be awesome and useful lol. I'm just looking forward to the return of the Girard trolley

This looks incredible - makes sense with what's going in at Festival Pier and behind the gas station. Fingers crossed that the gas station is a distant memory in 10 years.

Yea, basically every Trader Joe's outside of Manhattan has some sort of designated parking.

Realistically somewhere along Spring Garden or Callowhill may work. The failed Amazon Fresh store is ideal (assuming there is belowground parking?).
