I really like the Heirloom markets (go to the one in graduate hospital every week) and their focus on local (high street bread, isgro's, seasonal produce from lancaster, etc). However, I really hope it doesn't impact Mom's organic. That's a great store and I hope it sticks around. Definitely focused more on the organic side and specialty/bulk foods so it might be fine.

Pod Hotel is now Motto by Hilton

Motto By Hilton Philadelphia Rittenhouse Square | HospitalityNet.org
This week, Hilton(NYSE: LDS), in partnership with Cafritz Interests, Parkway Corporation and Modus Hotels, announced the opening of Motto By Hilton Philadelphia Rittenhouse Square, a 252-room hotel located in the heart of Center City Philly. This urban, lifestyle hotel caters to guests seeking modern, city-center lodging that embraces local culture.

Motto Philadelphia, part of Hilton's lifestyle portfolio, is conveniently located near major transit hubs, within walking distance of scenic Rittenhouse Square Park and near popular attractions such as Independence Hall and the Philadelphia Museum of Art. It's the second-ever Motto to open, following the launch of a Washington, D.C. location, also in partnership with Modus Hotels, in the summer of 2020.

[snip]
Of course being a lame-ass press release-based trade journal, they don't even give passing mention to the predecessor Pod Hotel.

No, Ross is in the 700 block (I'd be crushed if that Ross closed). I'm assuming this will occupy part of the former Century 21 space.

Damn! Pod is gone already? That was short lived - probably a victim of the pandemic. Glad to see it being replaced so quickly though

Years Later, Building is Growing Next to Vine Street Expressway

Quote:
305 N. 15th St. is both blessed and cursed in terms of its location. On the positive side of the ledger, it’s extremely close to downtown Philadelphia, with Love Park and City Hall a mere three blocks away. It’s steps off of North Broad Street, which means that it’s not only walkable for Center City, it’s also got terrific access to public transportation, with a Broad Street Line stop just around the corner.

Developers bought the property a little over a year ago, paying $1.5M. They are now pursuing a project that will entail the construction of a five-story addition on the existing building, with office space in the basement and on the first floor, and 22 apartments over floors 2-7.

Apartments Coming to Triangular Parkside Corner?

Current site:

Rendering:

Quote:
At 4306 Parkside Ave. we find a vacant triangular lot, though this lot is very well maintained and provides great views of a mural honoring the history of the Philadelphia Stars, a Negro League team that played from 1933 through 1948.

A few different developers have owned this lot over the last several years, and the current owners are now looking to build a mixed-use building at the site. The plans call for a six-story building with retail on the first floor and 15 units above. They presented their plan to the ZBA yesterday, from what we understand, people were not thrilled with the project due to density and the fact that it would cover the mural.

GIANT to open Center City grocery store under Heirloom brand in former Strawbridge’s building

Quote:
The GIANT Company plans to open a supermarket under its Heirloom brand of smaller-format shops on the ground floor of the historic Strawbridge’s building on Market Street, a show of confidence that workers and residents will return in force to Center City’s streets as the COVID-19 pandemic ebbs.

The 32,000-square-foot store, one of four new Philadelphia GIANT- or Heirloom-branded locations that the Carlisle-based grocery business announced Friday, is slated to open before the end of 2021, company president Nicholas Bertram said.

The 801 Market St. space will serve visitors to the city’s nearby historic sites, as well as neighborhood apartment dwellers and workers in surrounding office buildings, Bertram said.

“I still believe in Philadelphia,” he said. “Our strategy of growing inside of the city has not really been shaken by the pandemic.”'

Another full-sized GIANT store was announced earlier this year for Cottman and Bustleton Avenues in the Northeast, and the company is currently building a high-tech warehouse for e-commerce deliveries at 3501 Island Ave. near Philadelphia International Airport.

The other new locations confirmed Friday are large-format GIANT stores. They are:

A 46,000-square-foot location on part of South Philadelphia tract along the Delaware River waterfront where a Foxwoods casino once had been planned;

A 40,000-square-foot market at a now-empty lot at Broad Street and Washington Avenue, also in South Philadelphia, where an apartment complex is planned;

And a 50,000-square-foot store in an apartment building rising at Broad and Spring Garden Streets in North Philadelphia.

I hope that this project is as well built as some of the other historical rebuilds in Parkside.

I believe the plans had to be approved by the historical commission since it's in the Parkside historical district. There might be renderings somewhere, but I don't know where they post approvals

the art museum core project looks pretty interesting. Need to get over there and check it out; sounds like a lot of the galleries have been reconfigured due to the additional space freed up.

Signs are in the window, but no word on progress. I trust that Giant is committed though.

I read today that Century 21 is alive and plans to re-open and expand stores across the nation. I really hope the Philadelphia location re-opens! Perhaps in an even large space. I don't know how the new Giant will affect that though.

There is a lot vacancy on S. Broad these days (Banana Republic closing soon). Century 21 would work in the old AC Moore space if they took over another floor.

Hmmm…
2 Defunct Retailers Are Plotting Comebacks—Here’s Why One Is More Likely to Survive | AdWeek.com

I also read elsewhere that the original family owners, along with a silent partner, bought back the Century 21 intellectual property rights for $9M.

It's a little concerning that Giant announced this QV location in their original push into the city, opened the other three announced at that time, and then have stayed weirdly silent since then, without ever overtly saying it's on or off or really giving reason for delay. If you read the Society Hill Civic Association newsletter recent issues - hardcore sleuthing, folks - you can find a few references to working through building issues, but then silence. It's hard to imagine what precisely could be going on behind the scenes to make GIANT so mum about it even as they plow ahead in so many other neighborhoods. I really, really hope they pull through. I think South Street and Headhouse need the anchoring effects of a high-end (and fun!) supermarket more than many of the other locations listed, though I will say the 8th and Market location is a huge shot in the arm for East Market and a good reuse of the Strawbridges food hall.
