Coney Island Scream Zone’s Official Opening Set for Today

Zamperla’s Steeplechase MotoCoaster takes its name from Coney Island’s signature horse race ride that made a circuit around Steeplechase Park. But it does differ quite a bit in design. Most notably, the horses are part of a single train instead of racing against each other on multiple tracks. Another big difference: The ride’s seating design and restraint system are new and improved to comply with current-day safety standards.

At last year’s opening of Luna Park, official “Lunatics” took a group picture on the Electro Spin, though they did not actually go for a spin. We don’t expect them to go for a ride on the coaster, which is still getting finishing touches. But perhaps one of their assistants will be daring enough to try the SlingShot, which has already been tested and is ready to ride?

A new proposal for Coney Island seeks to anchor the west end of the boardwalk with nearly 500,000 square feet of mixed-use development called Ocean Dreams.

The three residential towers with over 400 market rate condos, range from 14 to 22 stories and rest atop 25,000 square feet of retail and 400 parking spaces. Dattner Architects joined Cooper Robertson in designing the project in 2007, but Dattner took the lead after Red Apple Real Estate became owner in 2008. Red Apple, led by Gristedes supermarket magnate John Catsimatidis, ramped up a 2005 plan that many thought dead in the water.

The site sits between the bright lights of the entertainment district and Sea Gate, a quiet gated community at the end of the island, and across from several rent-subsidized towers, ranging from 14 to 19 stories. For years, school buses parked at the two oceanfront lots between West 34th and West 36th Street, Surf Avenue and the boardwalk.

As plans for the heart of the island exploded, the sleepy western end didn’t get much attention. That began to change in 2005 when City Planning agreed to rezone the area then owned by Ocean Dreams LLC. Instead of a 40 foot height limit with an FAR of 1.25, new zoning allowed for a 70 foot limit and an FAR of 3.0. More than 300 apartments were planned for two seven-story buildings with 88 parking spaces and no retail.

Now Red Apple is seeking to change the zoning once again. In the new plan, the smallest tower, which houses an enclosed parking garage, would rise to 142 feet. “The design has more of a residential and urban quality that is a mix of masonry brick and mason wall,” said William Stein, a principle at Dattner and lead architect for the project. “We’re far enough away to not have to address the downtown honky tonk.”

Lee Weintraub Landscape Architects will unify the two plots by adding winding ramps among a dune-like landscape that merges the boardwalk with the ends of 36th and 37th Streets. The landscaping will buffer the smaller building from the boardwalk but will stop short of wrapping around the larger plot in order to make room for retail. “We’ve really tried to develop a very site specific project,” said Nick Hockens of Greenberg Traurig, the attorneys representing Red Apple. “For sure there’s a potential for retail on the boardwalk. One of the things from a planning perspective is it provides another anchor, but at the other end [of the island].”

The new plan calls for the condos to be sold at market rate, and a commercial overlay allows for retail—including a supermarket—to line Surf Avenue. Details of projected costs for the project and for the market rate condos have yet to be released, but in 2005 City Planning documents show pre-crash estimates for the condos at $350,000 to $600,000. “Subsidized housing surrounds the site, that’s why we think this kind of density and bulk is appropriate,” said Stein. “A lot of nearby buildings are towers in the park, so we’re trying to create an urban presence.”

The land-review process began in late March, and the plan goes before Community Board 13’s Land Use Committee on April 27. Members of the community have yet to see the proposal, but if all approvals go through, shovels could be in the sand early next year.

Coney Island is so skanky, I love it, but Im glad people are putting money into the area and redeveloping it.

i know what your trying to say but theres just better architecture out there. a Miami thing going on at Coney would be nice.

Totally agree. For a matter of fact, they should knock down about half the housing projects and build beautiful market rate towers in place. There is plenty of places the people who would be offset could resettle, like Flushing, Ozone Park and Fresh Meadows.

Not in Coney Island it wouldn't. It's New York remember, not Miami. Although known for its amusement zone, Coney Island is overwhelmingly residential. It's cappend on both ends by higher income neighborhoods, with low income neighborhoods in the middle. The City is attempting a balancing act while trying to preserve the amusement core and revitalize the neighborhoods that have been "depressed" for so long. It's not one single development that will restore the area, but the combination of various developments and renewals.

Coney Island Is a ‘Scream’, but Is That The Rides or The Prices?

Coney Island’s new amusement park lives up to its name for two reasons: its thrill rides and its prices.

It costs $42 to ride all four attractions at Scream Zone, which features the first new roller coasters in Coney Island since the Cyclone in 1927. That kind of money goes a lot further in other parts of the People’s Playground, including Deno’s Wonder Wheel Park on W. 12th Street, where five rides cost $25. But don’t scream too much over your Scream Zone bill, as you’ll need to save your voice for the death-defying attractions.

The most expensive and most exciting ride in the Surf Avenue park, which opened April 24, is the Slingshot ($20). Thrill-seekers shouldn’t mind spending that bill to be strapped in an oval pod that catapults more than 150 feet in the air at 90 miles per hour. But less adventurous Coney enthusiasts may prefer spending $20 on three beers at Ruby’s Bar on the Boardwalk.

Other attractions include the Steeplechase ($7), a mini coaster that pays homage to the original Coney horse racing ride that closed in 1964; and the Zenobio ($8), a 100-foot-tall beam that somersaults its riders through the sky.

“It was pretty crazy,” said first-time rider James Turpin, who traveled from New Jersey to experience the new park.

Scream Zone’s fourth ride, the Soarin’ Eagle roller coaster ($7), was closed due to mechanical issues. A Luna Park operator who declined to give her name said that workers were still running tests to see if the 66-foot-high coaster, which straps riders in a horizontal position, would be ready to open this weekend.

With Scream Zone, opened on April 24 by the same company that runs Luna Park, the People’s Playground got another dose of the city’s vision for a “new” Coney Island. The area is now a balanced blend of old and new, with the decades-old Cyclone and Deno’s Wonder Wheel running near the Central Amusement International attractions.

Scream Zone is a great time, but it remains to be seen if the $19-million park can make up for some major losses in Coney Island, including the demise of the Siren Music Festival, and a decision by Ringling Bros. and Barnum & Bailey Circus to fold up its tents after a two-year run along the Boardwalk.

And other operators, including landowner Joe Sitt and old-timer Horace Bullard, have long failed to realize their own dreams in Coney Island. For Sitt, that’s meant selling his extensive holdings to the city, and retaining some land for an upcoming Stillwell Avenue flea market called BK Festival that critics say is a poor substitute for year-round entertainment.

But, taken together, Scream Zone and the 19-ride Luna Park represent the first major investments in Coney Island’s amusement zone since the now-shuttered Jumbo Jet coaster was built 40 years ago — and remain just a first phase of what the Bloomberg Administration heralds as the transformation of the People’s Playground into a vibrant tourist destination.

“Over the past several decades Coney Island experienced little investment, but we’re reversing that trend,” said Deputy Mayor Robert Steel at Scream Zone’s opening ceremony on April 20. “Luna Park was a phenomenal success in its first year last summer, and the Scream Zone is sure to help bring more visitors, activity and jobs to Coney this year.”

Eventually, Luna Park and Scream Zone will be a part of a sprawling 24-7-365 hub of hotels, restaurants, shopping and indoor attractions that will stretch half-a-mile from the Cyclone near W. Eighth Street to the Cyclones’ MCU Park near W. 19th Street.
