I would like this project better without the six-story parking podium, however. Is there a reason why the parking can't be underground? Is it due to the flood plain in the area?

^ Just what that stretch needs, a companion to the Murano garage. I wish someone had a vision of the JFK viaduct that went beyond a four lane version of Sansom Street (heck Sansom Street is getting less like Sansom Street as time goes on). Driving that stretch is like riding on an old freight rail line. You get to see the backside of everything like being in a glorified alley.

I had a little social media convo with someone regarding this proposal a few weeks back, they said they had already seen the design proposal (I think they must be a part of the LSNA). Anyway, they explained that the building would have retail spaces on 22nd Street--I guess built into the parking garage, and that on the JFK side the building's entrances would come up/meet street level (which seemed ambitious to me). Also, they noted the tower would be all glass similar to PMC's Riverwalk complex.

The building meeting JFK would be huge - that would more than make up for the parking podium. I guess the building will be 29 stories based on the article.

Such a beautiful rendering of the proposed hotel. Love the arches at the top. They are dumb to deny this, especially in this economy. Need these good paying jobs and this is a fantastic looking project and a new hotel option would be great.

Commission staff recommends denial but it doesn't look like it's happened yet. Hopefully they approve.

Beautiful design! A 15-story hotel would be nice there, even though I actually would be sad to lose that mansion on the corner. I'm kinda fond of that mansion...

Still, no way anything this tall will ever get approved here. It's nuts. Society Hill Neighbors will fight tooth-and-nail to oppose anything over 3-4 floors tall.

Wow. One of the more thoughtful high-rises I've seen in awhile. It really tries to build on the past, rather than make a clean break from it to stand out (or just slapping on some brick to blend in). I could be picky and observe that the design evokes tradition without really understanding its neighborhood context and is a bit of mixed pastiche (gothic or arabesque arches with marble-esque cladding?), but an "A" for effort!

I too would miss the mansion. It is sort of a modern illiterate take on traditional design elements, but it represents the resurgence of city living to me as we exited the 20th Century. I thought it a big deal/statement when it was being built in the 90s.

the article makes it clear that many of the firms will simply be downsizing their space, not looking to move people. Only a small % were quoted as saying moving staff out of manhattan was on the agenda.

Right. Staff review is just the first step of 3 at the Historical Commission. Next week is the presentation to the Architectural Committee, which in turn will make recommendations to the full Commission, typically to be considered at the PHC's next monthly meeting, barring continuance requests.
