Oh I didn't realize that was all surface parking. Maybe they're going for another building along Pembina.

I always think about this place I went to in Vancouver. Suburban Van. It was a dim sum place and they had a proper underground parkade. In some regular looking random building. And we get surface parking along the main drag with the building put in the back.

the owners of the Cambridge property already own the land vics is on. It was news to them when vics announced they were moving out.

Seems like it should be easier for them. Tear down the Vic's building and build the new residential building in a simple rectangle aligned along Pembina. Easier design and easier build than angling around a corner. Better for the street presence and parking.

They mention that the development will...

"...house six “live-work” units on the main floor designed for people who want to run businesses and personal services from their homes. Each of these units will have a dedicated storefront entrance with an integrated front deck."

Cool idea. It will be interesting to see how those end up.

Honestly it should be a requirement for strip malls to have at least 1 unit per commercial space. It seems to be an easy way to increase housing supply while giving the potential tenant an opportunity to either live in the unit or rent it out.

There's a notice in the upcoming Feb 24th council meeting that Marquess is withdrawing their application - does that mean they accept to put in back lanes or does that sound like they're giving up their development?

EPC were confused by that too. The clerk said his interpretation was that it was just their opposition to the lanes that was being withdrawn, but that in separate communication they were threatening to sink the project entirely.

At this point, the best thing it seems is for them to sell the land and let someone else take a run at developing this. It's dragged on long enough as it is. Anything go smoothly with one of their developments?

They're always being 'persecuted' and are always in court. The development doesn't seem all that bad. If they're dropping the lane challenge, maybe they're just getting on with it.

A decline in construction and permits for the month of January compared to last year with the Assiniboia community having the most starts and permit activity. February will probably be similar because of the truckers doing their thing. Housing starts will probably ramp up considerably during the spring when all those multi-family developments across the city are completed. The permit activity is hopefully a small blip as there is a massive housing shortage currently.

Oh I have no love for GEM and Marquess preferring to be in court than on a build site. That being said, I prefer that there be A) something rather than nothing, and B) something sooner rather than later.


Just as a hypothetical, pretend the project was sold to, say, Paragon today, and that they made an honest effort of getting it built as quickly as possible. How much extra time would this add? To be clear, this isn't a rhetorical question. I really have no idea how much work would need to be re-done by a new developer. I imagine it isn't zero, though.

It appears the Sky parking lot has been conditionally sold for $9,000,000 ish. A substantial price for Winnipeg. A building permit has been submitted…
for a new fence…

The use for the next 20 years… parking lot.

And no I didn’t buy it.

Any up date on the St Regis?

That sucks about the parking lot. Seems like a risky proposition. Parking lots don’t pay what they used to. Maybe the police are a market for them.
