Man, I was just getting used to the old design too. It seems like every iteration of this thing has been unique and cool but can we finally stick to one please.

I'm really glad they finally decided to add setbacks, kept telling myself that this shit needs setbacks, that giant monolithic block stuff was looking awkward.

The overall form is vaguely similar to the daily news building in New York.

As stated on here, this is reminiscent of NEMA in Chicago but is also very similar to One Chicago Square (as stated before). I wonder if this will be an all glass design or include some other materials (like terra cotta). The new design though will seem very blocky from some angles and that may be the point. No matter what, Detroit deserves this Tower as it is the crown jewel for a city rapidly changing. If only my home town could receive something just as tall.

Can't wait for the renderings of this one. Nice to see a city building something over 800' in the Midwest besides Chicago!

Wow! Looks great. This new design with it's glassy stepped asymmetry is gonna fit in well with the limestone stepped symmetry of the Penobscot building.

I really liked the verticality of the single column design, but I'm not going to complain too much. It looks like SHoP is still leading the design on this, so I don't really expect any changes in the basic materials (glass and terra cotta and some metal). My only real disappointment is that it seems the observation area is now simply part of the hotel, which is basically already what you have in the RenCen. Hopefully, it'll be publicly accessible without having to buy something at the bar/restaurant.

I'm actually more impressed by what they've done with the smaller building. The skylight will actually be a dome and bring the building's height to 240 feet tall. The skylight has been my favorite part of the design since they unveiled in the last iteration of the project:





We also see they've added a skybridge connection between the top exhibition floor in the "podium" building to the exhibition space in the tower.

Anyway, looking at the site plan, it appears they are requesting two variances: One for the reduction of off-street loading spaces from the required 17 to 6, and one to wave a 60-foot horizontal dimensional requirement for the tower portion, which is something whose purpose still confuses me:

At the interior, the cores supporting the residential and hotel program of the “tower” portion of the Tower includes 10 elevators and 4 stairways. BTW, the bowels of this thing will be the most impressive of all. You've got two double-height basement floors complete with two truck elevators, a truck turntable, and both regular and automated stacked parking.

Wow, the news just gets better and better! IMO the latest design has too many setbacks, although the top looks more interesting than the old design.

The upper right corner of the "Building Program" figure seems to be saying 912' +/- 50'. This means the roof could be anywhere between 862 ft and 962 ft! In this schematic the top segment of the building is colored white, which is not explained in the legend to the left. My guess is it will be a decorative crown. I still hope there will be a spire that brings the structural height to 984.3 ft, the minimum to qualify for "supertall".

A modern stepped building to go with the old. I like this so much more than the box...I don't even miss the observation deck of the previous design.

This almost certainly isn't going to be +50, particularly given what Bedrock said the other day trying to tamp down on even it being 912'-0" for sure. A spire also wouldn't make sense on this design or the other one; let's be more realistic. Calm down.

And yes, the top is mechanical.

I understood that the building's core could be no more than 912', but it might still be able to support additional decorative elements that are relatively light.

That's certainly SHoP's handiwork. It has similar massings to some of the designs they've been working on for 360 10th Ave...

Not bad and a little like NEMA wich in turn is like Sears(Willis). It should work well in Detroit as it's busy stacked design looks like a little city in a city.

I LOVE it. Perfect for Detroit. Much better than previous building design. It now rivals the Monroe blocks project in excitement or design. Hope they see fit to raise the height of buildings in the Monroe blocks project. 600 plus feet since it’s so close to hudsons would be my wish.

Thank God they updated the box design with the ugly hat. Excited for this now. Can't wait to see details like the cladding and how it will look in the skyline.
