MIAMI | 1201 Brickell Bay Dr (Citadel HQ) | FT | FLOORS

Note: Recent plans, the developer decided to develop the lot after all of these years. Tim Hollo recently submitted plans, in the summer of 2013 for this project. Something to look after as it develops. I put a "?" by towers and floors because it isn't clear how many towers this large project will consist as.

It is zoned up to 80 stories (the lot), so we will just have to wait and see:

According to the wonks at exMiami, mack daddy of development Tibor Hollo has submitted plans for 1,208 residential units at the 2.5 acre waterfront Villa Magna site in Brickell. The massiveness, which will presumably be contained in multiple towers (the site is zoned up to 80 stories), comes along with a wittle bit of retail and a restaurant or two. It looks like the hotel he once planned for the mix will be dropped. But, whatever it is, let's hope it happens soon. The site has recently been paved over and looks blegh. (Note: It's not happening soon. See below.)

UPDATE: According to a Curbed tipster, the blegh looking blacktop is meant to serve as a temporary parking lot during the construction of Miami's next tallest building, Panorama Tower, on the site of a present-day parking garage. The tipster, whose office is in 1101 Brickell Avenue, which will one day adjoin Panorama Tower, says: "So we're basically swapping Brickell's worst parking garage for Brickell's premier surface lot."

Although there appears to be a redesign but these where the original plans. In the future, the developer does want to touch up on the design to allow for more units. So it may possibly grow. The towers are approximately 60 floors each, and consist of two towers.

Hollo Signs Agreement Calling For Villa Magna Construction Within A Year

Hollo’s newest plans for Villa Magna include 1,208 apartment units, 20,050 square feet of retail space, and 14,450 square feet of restaurant space. The land is currently used as parking for the 1101 Brickell office building, after Hollo demolished a parking garage there to build Panorama Tower.

Construction on water and sewer facilities for the project must begin within 365 days from the date of the agreement, July 1. A full complement of workmen and equipment must be engaged in construction at the site. Should work fail to begin, a deal to provide water and sewer to the site will be deemed null and void.

Tibor Hollo Partners With Former Dodgers Owner Frank McCourt To Develop Villa Magna

These two towers will be 60 floors each. Originally they mentioned it back in April, but it is confirmed as of November. They where thinking of 80 floors, but as of now, it stands at 60, in two towers. Height info has still not been revealed, but it is probably anywhere from 600-650 feet for both towers. Most likely the upper range.

Villa Magna Developers Want To Build 1000-Foot Tower

Yesterday, the developers submitted plans to the FAA to build a project that is 995 feet above ground, or 1000 feet above sea level. It is scheduled to break ground on December 1, according to the application (although that date is likely to change).

Hollo received approval from the FAA in 2005 to build a twin-tower project on the site that reached 784 feet above ground, but the approval expired in 2008 after the agency denied an extension request. In the 2005 approval, officials wrote that Villa Magna would have no greater impact on air traffic at MIA than the Southeast Financial Center (at 797 feet above sea level) or the Four Seasons Tower (at 849-feet above sea level.)

Hollo obtained a MUSP from the city in 2004 to build a 787-unit project on the site at 1201 Brickell Bay Drive, along with 32,950 square feet of retail space and 1,520 parking spaces. City officials say they haven’t received a request to modify the MUSP yet.

The Villa Magna lot is currently being used as a parking lot for 1101 Brickell office tower while Hollo builds Panorama Tower.

Go Tibor Hollo! Probably not going to make the groundbreaking date, but he is supposed to begin construction on water and sewer facilities for the project before July 1, 2015. The title should be changed to include the new proposed height 995' / 303 meters

Another tall one proposed in Miami!

You mean One Brickell CityCentre (separate project from One Brickell).

There are also the proposals for the old Empire World Towers site and the abutting property. Both were seeking to build 1000 feet from the FAA.

Tibor Hollo should be focusing on the real supertall he promised years ago to build in One Bayfront Plaza at 1,010 feet that he already has FAA approval on. He isn't going to get a 1000 ft. tower on that site since his Panorama Tower which is a couple of blocks away & under construction only got approved for 829 ft. So what makes him think he can get it with this project?

CTBUH has the towers listed, but I fear, as Bobdreamz mentioned, that the FAA will cut it short. Realistically, maybe 800 feet but anything close to supertall status is iffy.

So basically Miami will never actually see a supertall because literally every proposal gets cut by the FAA. At least the 800 foot barrier has been broken, that's a step in the right direction.

Unless One Bayfront Plaza is still alive...?

Skyrise is one that is u/c.. Not in SSP terms, but it will start real steel world in the fall. A future supertall would have to be in a good location for the FAA to consider it without any drama which results in the two parties agreeing on a reduced height. One Bayfront Plaza was approved, so if that starts, then yes, but there are crickets on that project.

Hopefully Phase 2 of Miami Central can give us one, and they are shooting for supertall status.

It may be higher. Which I'd imagine would occur with a residential, and 10' or even 12' ceiling heights. Although the parking component will give it a boost.

Supertall Tower Proposed At 1201 Brickell Bay Drive

Across the street, Hollo’s 83-story Panorama Tower is already under construction and set to become Miami’s tallest next year. 1201 Brickell Bay drive could be over 200 feet taller than Panorama if approved.

Former L.A. Dodgers owner Frank McCourt and New York’s Corigin Real Estate Group are partners with Hollo on the 1201 Brickell Bay project.

It would be great if Tibor Hollo could abandon the "Villa Magna" proposal and build something stunning in the last bayfront parcel left on the Brickell skyline.
A 15 story parking garage fronting Biscayne Bay is not needed here.
