Hard Rock Hotel Group has been having a flurry of nice or planned or u/c projects. Adding to the portfolio in the last few years.

Developments in Hollywood (Florida), NYC, and now Houston.

Hyatt House is there to stay. The property in question was a USPS Service Center.

That's a tricky intersection. I wonder if an entrance will be on S. Rice. Excited about this project.

This project has evolved over time, going from 1 building to 3.

The most recent version is called "Iconia", but it matches the same location. Further information comes from this thread on HAIF

Here's a summary I had written in that thread in May 2021.

Quote:
There are two residential towers (15 floors + 7 Parking for 22 floors in both) at '271 with 56 Units each. They are on the east and west sides of the property.

The hotel is supposed to be at the intersection of Sage Road and Rice Avenue on the south side. It is supposed to be 421 rooms. No height on that one though. I'm guessing that if the statements about the parking for the other towers are to be believed about this one - this would be a 32 floor + 7 Parking level structure for 39 Floors.
Plat Map from Houston Planning and Development Agenda - 5/13/2021

Their profile of the multifamily and hotel components state...

Quote:
The Iconia Hotel and Condominiums is a 3-tower development with a common podium with a total area of approximately 835,000 sq. ft. This mixed-use project aims to achieve the real meaning of mixed-use high-end development by incorporating food and beverage and retail establishments, 70,000 sq.ft. ballroom and meeting rooms floor in addition to the hospitality and residential amenities, all-in-one place.

The two residential towers have 112 residential condominium units combined with separate pool, exercise and lounge areas.

This hotel tower has 421 guestrooms and is envisioned to be a destination hotel. Hotel amenities include a grand lobby with valet parking service, bar with an open terrace on the ground floor which can be also be used for private events, a spa and a rooftop pool and deck.
