The stage is set in the Depot District for the CINQ, dbUrban and Dwell Design Studio’s seven-story, 203 unit market-rate project at 530 West 200 South.
...The Cinq will make a major statement on a key block in the Depot District, Salt Lake City’s Old Greektown. Its two buildings (plus the warehouse) will take up half the block
between 500 and 600 West, and incorporate the historically-registered 1929 Central Warehouse.

The project will have 2600 sf of ground-floor retail on the corner of 500 West and 200 South. Image courtesy Dwell Design Studio.

On the ground floor of the new buildings will be townhomes on 500 West, 2600 sf of retail on the corner of 500 West and 200 South, a leasing office and live-work units (3000 sf) on 200 South.
The developers expressed that “it was paramount to not only embrace the existing Central Warehouse building, but to highlight it through the rest of the project orientation and design.”
Indeed, the new buildings adjacent to the warehouse are set back from the sidewalk to amplify the presence of the historic structure.

Downtown Update - Astra Watch Timeline



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

Updates - The Alta Terra Project - Sugar House District - Under Construction

This two-part project is now under construction with foundations completed, and the structure is rapidly taking shape on the south site. The north site has now been fully excavated and will soon begin installing foundations. Vehicle/pedestrian access is currently restricted to the east end of Ashton Ave. The sidewalk along the frontage of the south side property will be closed for safety due to the heavy truck and machinery traffic entering and leaving the project and adjacent staging area.

Alta Terra would bring 228 homes in a 10-story building at 1121 East Ashton, immediately east of Fairmont Park. The building will include space for retail in its ground floor, and the building will top 100 feet total.

Its sibling will be built across Ashton, bringing another 118 homes in a 94-foot building on what had been a vacant surface parking lot. That project was separated for administrative reasons and has already been approved.

In all, the pair will bring 346 new homes of various sizes to the neighborhood, which has nearly 2,000 apartments under construction or very recently completed.
Note: The Alta Terra will be replacing a parking lot and single-story structures, including a large 24-Hour Fitness Gym.

The residential explosion in Salt Lake City’s Depot district continues, with a 288-unit market-rate rental project at 100 South and 600 West...At 565 West 100 South, Alta Depot’s four stories will sit on 3.39 acres, currently a vacant lot (just to the north of Casa Milagros at Centro Civico Mexicano) and a large garage.

Those 288 units are broken down into 46 “urban 1-bedroom,” 157 1-bdrm, 72 2-bdrm, and 13 3-bdrm market-rate habitations...

The architects have fully wrapped the four levels of parking with residential units, and boast that “almost every residential unit…will have its own private outdoor patio or balcony.” Also, the units at Alta Depot will feature industrial accents, stainless steel appliances, washer and dryer sets, and full-tile bathtub surrounds. Amenities include a club room, a resort-style pool and lounge area, an outdoor fireplace, and an outdoor kitchen area.

Central Station Apartments - Depot District - Completed


Central Station is a new 65 unit affordable apartment community located at 2nd South and 5th West in Salt Lake City.
Future residents will be able to choose from studio, one, two, three and four-bedroom apartments.


The 65 new rental units will ensure that, as the Depot District rapidly develops,

Builders plan for new rowhomes in Central 9th’s residential-scale zone: The urban enclave known as Central 9th would get four new single-family homes under a proposal that would continue the quick and ongoing build-out of the transit-rich area southwest of Downtown.

Three of the new homes in Jefferson Court would be attached, built in a two-story row-home style. Another detached home would be added, and an existing historic home at 850 S. Jefferson would be renovated and preserved.

This is the type of project envisioned by the smaller-scale of the two form-based codes created for the area, along Jefferson and Washington streets. Instead of one house with a large yard surrounded by transit and mixed-uses, the 0.2-acre parcel would now become home to perhaps five families.

It’s also not the first of its kind. Several other properties nearby contain multiple high-end attached homes on similar properties in the area...





Jefferson Court would include three attached homes behind a new and an existing home on Jefferson Street in Salt Lake City’s Central 9th neighborhood. Rendering by Northstar Builders.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

The Greenprint Gateway brings a new six-story building with 150 micro and studio apartments for rent on the northeast corner of 200 S. + 600 W. It includes ground-floor retail or office space and is oriented toward 200 South.

It replaces a parking lot and car repair shop.

That’s a density of 254 units per acre within a very short walk of a TRAX and FrontRunner station. (The project would include 38 parking stalls, 19 surface and accessed off 600 West and 19 within the podium structure.)

“Given its proximity to the Old Greek Town Trax Station and the Gateway commercial development, we believe that this design will not only meet the City’s vision for this district but will also enhance the area by adding a walkable,
transit-oriented, multi-family option for City residents,” the developer wrote.

The project is now under construction.

Note: Immediately south accross the street from 'Greenprint Gateway' is the under construction 'Central Station West' , not to be confused with its newly finished neighbor on the right 'Central Station'. It's pretty common these days for the downtown area of Salt Lake City to have numerous multi-unit residential projects under construction at the same time, all within the confines of the same block and adj. blocks. This is especially true where mass transit tracks are within easy reach.

East Bench - University of Utah - William Stewart Building for Applied Sciences - Construction Underway

The foundation has orchestrated total funds of up to $65 million over the next 10 years to support the center, including industry-sponsored labs, a start-up incubator, venture funds and fintech-focused degrees and certificates. Reinvestments from the venture funds are ultimately expected to fund the center in perpetuity.

UVU breaks ground on the future home of Woodbury School of Business

A backhoe and an earthmover are ready to turn ground for the new Scott C. Keller Building at Utah Valley University... The $75 million, 180,000-square-foot building will be the new home of the Woodbury School of Business. UVU


The $75 million, 180,000-square-foot building will house 30 classrooms and 205 offices as well as the Bloomberg Lab, Entrepreneurship Institute, Money Management Resource Center, SmartLab and grand auditorium for large lecture audiences and special events. Construction is estimated to be completed by late fall 2021 or early 2022.

The building will feature a Student Success Center on its second floor, which will combine placement, tutoring, internships and advisement services in one accessible location.

Classrooms will be outfitted with lecture-capture technology to help students learn remotely. The building will be constructed on the south end of UVU’s Orem campus...The new building is expected to serve up to 12,000 business students at a time.

According to Utah State Board of Regents documents, the business school has outgrown its current home, which was one of the four original Utah Technical College buildings built in 1979.

“While the 78,000-square-foot facility has been well-maintained over the years, it cannot accommodate the renovations desired to train future business leaders. The masonry building has a post-tensioned cable floor system that cannot be penetrated to run cables or make infrastructure upgrades,” the document states...

...Lotus Zeppelin — from studios to three-bedroom units — would offer housing in a very walkable and bikeable neighborhood. Parleys Trail runs adjacent to the S-Line of TRAX, providing three direct links into Sugar House and other parts of the valley.

“This project offers micro units that include all the features available in a 1 bedroom living space,” the Lotus representative wrote in an email. “These micro units have a special emphasis on built ins, large windows and doors that provide ample light and make small living feel greater as well as kitchens that use 2/3rd sized appliances including a dishwasher, range, oven, and microwave.”

The Lotus Company has been active in increasing its residential presence in the city. Their Downtown projects include Lotus South Temple and currently under construction, Lotus Republic on 300 East. They are also responsible for the Blue Koi homes at 1700 South 900 East...
