First look: Floor plans at HFZ’s High Line development

The most exclusive penthouse at HFZ Capital Group’s massive High Line condominium will span more than 7,000 square feet with a wraparound terrace and outdoor pool overlooking the High Line.

So far, the unit doesn’t have an asking price but the developer’s offering plan for its two-tower colossus at 76 11th Avenue, recently obtained by The Real Deal, offers a peek at the amenities and layouts inside the asymmetrical development. In all, the 800,000-square-foot project will have 302 condos with an average unit size of 1,928 square feet, plus retail and commercial space at the base.

The offering plan is in line with those statements: The vast majority of condos are one-, two- and three-bedroom units and the smallest apartment is a studio measuring 846 square feet. The largest penthouse measures more than 7,000 square feet (it is listed at 7,400 square feet and 7,096 square feet in different sections of the filing) with a sprawling terrace that has another 4,365 square feet.

On a square-foot basis, Feldman has said he is looking to achieve prices of $3,800 to $4,000 per foot — unprecedented in the area. Another of HFZ’s developments nearby, at 505 West 19th Street, has sales averaging $2,800 per square foot. Feldman says the High Line will continue to appeal to buyers and argues there’s nothing like the development in the neighborhood. “Show me comps anywhere in the area that are over 140 feet [high] and don’t achieve anything with a big three in front of it,” he told TRD last May.

According to the offering plan, the two towers at 76 11th Avenue (also known by the alternate address 518 West 18th Street) rise 25 stories and 35 stories. Cars will be able to drive up a circular driveway between the two towers, which will be connected by a five-story base. After toying with the idea of a hotel on the lower floors, HFZ replaced that concept last year with plans for roughly 242,000 square feet of retail and office space.

aww, yeah i was expecting this to happen.

the new renders seem to dumb it down to ordinary.

and after american copper bldg, are skybridges now a thing???

it's still just preliminary renders though, so we will see.

if we get anything like that view from the highline from the earlier renders and also retail at the base for us neighborhood non-residents like restaurants or shops or something i will be satisfied. that empty lot has long been an eyesore.

Bjarke Ingels on the inspiration behind the dancing towers

The one — Grove at Grand Bay in the Miami neighborhood of Coconut Grove — consists of two newly completed condominium towers that twist away from each other. Similarly, HFZ Capital Group plans to build two condo towers in Chelsea that almost seem to be caught mid-tango. Bjarke Ingels, the designer behind both projects, said on Thursday that the similarities end there: While each features two buildings that respond to each other, their movements and appearances are quite different.

The $1.9 billion Chelsea project at 76 11th Avenue, dubbed “The Eleventh,” will feature a pair of towers of different heights, one rising 35 stories and the other 25, with 90,000-square-feet of retail, 240 condos and a Six Senses hotel, according to plans filed by HFZ. The facade is structural, in a similar fashion to neighboring buildings, in that the windows are clearly separated by stone and metal. The Miami project, by comparison, is more glassy, and the sloping concrete columns that create the twisting-motion are more visible from inside of the building. The 20-story buildings also feature diminished footprints on the lower levels — meaning they appear skinnier on the bottom than at the top — which allows for better views of the bay for more residents (and for the buildings’ neighbors).

“They are sculpted differently,” the Danish architect said.

Ingels and developer Terra hosted a talk on Thursday at Bjarke Ingels Group’s Downtown office to discuss the South Florida condominium. The project was his first in the state and his first-ever luxury condominium in the United States. The 98 units ranged from $2.95 million to $25 million, working out to an average of $1,100 per square foot. The last remaining unit — the penthouse — is currently on the market for $28 million.

Ingels said the design is a combination of “rational Scandinavian” meets Miami. He said the latter favors a “Caribbean interpretation of modernism,” which he described as rounded, feminine architecture that puts premium on balconies with impressive ocean views.

The project also features a lush landscape — designed, no kidding, by a landscape architect named Raymond Jungles — and a canopy that winds “like an umbilical cord” between the two buildings, Ingels said. He also showed off several other models that his firm had tested for the site before settling on the final design.

His work seems to fit NYC mid-sized buildings very well . .
