This Studio Gang building is exactly what Mission Bay needs
The new building is called “Mission Rock Building F”—and the “F” is for fantastic
By Brock Keeling@BrockKeeling Oct 18, 2019, 11:31am PDT

This in-progress residential high-rise is what Mission Bay, a neighborhood known for its many new, albeit listless structures, needs. Mission Rock Building F, as it’s called, looks like that slightly askew stack of books on your desk. It’s mammoth but warm—and fun. It is, in a word, lovely.

Dreamed up by architect Jeanie Gang, plus two principals at Studio Gang, as well as Quezada Architecture, the tower’s unique form also serves a purpose. The floor plates are carved back at the corners to create outdoor terraces, built to allow for maximum sunlight and minimal wind . . . .

The building will rise 23 floors, come with 255 rental units, and offer retail and restaurant space. Its base will feature carved steps leading to a “mesa-like space” with planted terraces and raked seating . . . .

Totally agree!

New Mission Rock site is up.

And a couple new renderings from an article in the Chronicle about Jeanne Gang:

Hope there'll be a gym in Mission Rock because this guy must spend half his life in one:

also from that article, couple renderings of another project across the street from MB Proper, at CCA, apparently set to go next spring

Crane Cove Park is showing actual signs of progress besides moving dirt!

elsewhere...

2177 Third is mostly uncovered. (happy with this one)

777 Tennessee is finally not orange

showing the spatial relationship between the last two

the UCSF Psychiatry building steadily rising

the UCSF Weill Neurosciences building is getting its outer screen installed, as seen from the north

finally, work appears to have started on the south side of the creek on block 1

that is, in front of this gorgeous building

forgot a couple. the mid-block passage on the west side of Arden, from Long Bridge to Channel, looks almost ready

and the 'back' (south side) of the Vision Neurosciences building looks sort of interesting with its stacked layers, but also cheap in materials (and is brown the new orange?) (and of course, the scourge of UCSF MB buildings, the ground floor is probably given over to mechanical stuff so a pretty dead wall)

Visa expanding into Mission Rock

Visa plans to more than double the size of its San Francisco headquarters with a move to near the San Francisco Giants’ ballpark.

On Tuesday, the payments company signed a lease for an entire 300,000-square-foot, 13-story office tower planned at the Giants’ Mission Rock waterfront project, the company told The Chronicle. The building has space for 1,500 employees. Visa plans to move in early 2024 from One Market Plaza near the Embarcadero, where it has 650 workers.

I wonder if they will have a sign on top of the building that's facing Oracle Park so when they show games, they will get "free" advertising

Signs on top of buildings haven’t been allowed in San Francisco for many years; those that remain are grandfathered.

since we're including the ring of MB-adjacent projects in this thread, here is another one, the Recology site.

Quote:
The revised plans for the redevelopment would now yield between 390 and 500 residential units, with between 550,000 and 625,000 square feet of office specific space and an additional 200,000 to 312,500 square feet of “PDR” space, with ground floor retail and off-street parking for around 500 cars.
Planning is working on a study on how to more smoothly stitch this area together

this will be another 'Mission Bay and environs' post...

starting in Showplace Square...

John King wrote recently about 1 De Haro (and two other upcoming projects in the area):

Quote:
The newcomer at 1 De Haro, designed by Peter Pfau of Perkins and Will, will be the first mass timber project in San Francisco, but two more are close behind. ...

One will be a five-minute walk away on Hooper Street: California College of the Arts plans to break ground next spring on a trio of pavilions made of laminated timber that will rise from a shared concrete base. The other will be wood from bottom to top, a six-story structure at Pier 70. The design is as tall as California allows and should be the nation’s largest timber office building when it opens in 2022.

nearby, the dorms for CCA are a solid mass

down the street, the one on 16th at Carolina has finally lost its shroud. right now this one sticks out as an anomaly, but this is what 16th St massing should look more like on both sides of the street through this stretch, IMHO

and further down the street, MasononMariposa progresses

the through-passage from the 'back'

the east side, on Arkansas. blends in fairly seamlessly with its surroundings

close-up

speaking of Arkansas, I was pleasantly surprised to see that this one had finally gotten going, after being a hole in the ground for seems like a couple years.

looking at the relationship of this last one with the Carolina and 16th building, in the background

I think the Dropbox people have started moving into the Exchange

the UCSF housing on Minnesota

another look at 2177 Third

this is it from the back. there must be a small L-shaped lot that wraps around that corner; too bad it couldn't have been developed together

this might not mean much to someone who doesn't live in the area, but it is strange to me to see Illinois and surrounding streets looking so orderly now. this is 19th, seen from Illinois

looking north down Illinois

and south

looking north along the Illinois St fence at the parking lot just south of Crane Cove Park

Crane Cove Park itself

the east side of Third St has been straightened and gotten its Third-St-in-Mission-Bay-standard alternating palm and lollipop trees with cobbles in the new sidewalk

the affordable project on block 3 is blue

and the west side of Third St is looking much more filled-in now in its northernmost blocks, with the hotel also making its presence felt

and, the work on the south bank of the creek, looking from Fourth toward Third

I thought that was block 3 and block 4 was the site that is still a parking lot in the foreground of that first picture. What’s the status on that site anyways?

yes, that's right, I was slow to edit the post (but have now).

I don't know status of block 4.

the walkway on the west side of Arden looks done, which probably means we only have to wait 1.5 years for them to take the fence down now

Xmas tree up at Chase Center

another look at the rising wall on the west side of Third (just in time for Mission Rock to mirror it in superior aesthetic fashion on the east)

blue block 3

in Dogpatch, the one at Third and 20th, as seen from Tennessee

and the Psychiatry center

the south side of the creek doesn't look too different since the last shots

... but here in more context

forgot this one:

socketsite blurb on block 9A, behind the public safety building

Quote:
The development is expected to yield around 140 units which will be priced to be affordable and made available to households earning between 80 and 110 percent of the Area Median Income, ...

... the development is currently on track for a ground breaking in early 2022 and to be ready for purchase/occupancy in late 2023 or early 2024.

"The redevelopment plan for the 300-acre Mission Bay area is maxed out, but amendments are in the works to allow for a few more major projects, including a 129-room hotel proposed by the Warriors next to their brand new Chase Center." - SF Examiner

Aren't there already some buildings/commercial spaces in the area where the hotel is?

There are only a couple empty retail spaces, but the hotel will be built on top of it.
