Philly housing program pairs first-time buyers with 1,000 affordable homes

As part of a broader neighborhood improvement initiative, Philadelphia has launched a housing program that will see private developers build at least 1,000 affordable homes on public land on a rolling basis.

Through a partnership with the Kenney administration, the “Turn the Key” program will give eligible first-time buyers the opportunity to purchase homes across the city for between $190,000 and $230,000 — far less than the current median home price in the city.

Construction on some of the first homes, most of which will have three bedrooms, is expected to start in the coming months.

“This is a good day,” said City Council President Darrelll Clarke during a news conference held by a large vacant lot in West Philadelphia on Thursday.

Participating developers, who will be incentivized in the form of nominally-priced land, will ultimately decide which applicants will become first-time home buyers. That includes the 40-plus homes that will be built on a large grassy lot on the 600 block of North 55th Street in the Carroll Park section of West Philadelphia.

Designed by SgRA Architecture, the project consists of renovation of multiple existing industrial buildings and additions that will make for a singular, six-story structure. The 133,014-square-foot building which will also hold artisan industrial space. According to permits, construction costs are estimated at $8.45 million.

I never thought I'd live to see the day those ginormous lots at Broad and Spring Garden AND Broad and Washington be developed (and I'm not that old either lol). Just one of what was four atrocious, giant lots remain, when accounting for Broad and Wash being U/C: NE corner of Spring Garden where Spring Arts Tower (or something like that) was proposed not too long ago.

PECO and 8th and Market remain white whales.

Construction Nearly Complete At The Vine In Francisville

Interesting. The article says Lubert-Adler has "big plans." Can't imagine there will be more than renovations of the buildings? Unless they're planning on plopping a highrise in the middle of the two buildings.

Northeast (Germantown Ave to the Chestnut Hill East tracks, Chelten Ave to Johnson Street) and Southwest (Wissahickon Ave to Germantown Ave, Chelten Ave to Roberts Ave) Germantown have so much potential, it's unreal. Southeast and East Germantown are a tad bit rougher, but I can see the long-term potential in both--especially if LaSalle University ever goes into expansion mode like Temple did throughout the 2000s and into the 2010s.

At some point, there's going to be no undesirable areas of the Northwest. There are already few as it is, but eliminating the last of the rough spots will help Germantown out immensely.

The article mentioned it’s zoned for CMX-3 which would allow for something “denser” apparently. Yeah it’s hard to imagine what “big plans” would mean for the existing building lol. And Lubert-Adler is usually pretty ambitious.

Drove down Delaware Ave today and it's looking nicer then I can ever remember. The Bike/Pedestrian lanes are complete from Washington to past Spring Garden and were busy with bikers/runners. Durst building and Festival Pier sites full speed ahead. If we could get the Spring Garden Greenway and if they wouldn't have messed up the Washington Ave. re-design, this would make a phenomenal bike beltway around the city incorporating the Schuylkill trail. Delaware Ave. is going to be such a different place 5 years from now.
