I definitely like the look of those townhomes. Unique and brick free. I guess it's easier to go this route when building in an isolated area as opposed to developers who feel compelled to use brick when building in the neighborhoods.

Offering these townhomes as rental units would make sense. I know I would never sink significant money into purchasing one of these homes without knowing exactly what will be built behind it. As of now, it appears to be a regular grocery store and strip mall - who'd want to live next to that? The best we can hope for is a suburban-esque faux town center type of development with some integration with the townhouse neighborhood.

The big question - where is the parking lot going to go for Blatstein's project? Facing the townhomes or facing Columbus Blvd? Pick your poison.

Phase 2 is the retail and street facing elements...great, I'm sure that will come along quickly.

Did they provide any idea of what that may look like? I'm hoping for the best (something tall-ish that meets the street well), fearful of the worst (a Wendy's drive through and storage units) and expecting nothing (just grass for the foreseeable future).

As I understand it Blatstein still owns the Columbus Ave frontage on both sides of Dickinson. So if the old plans are intact it will be Lidl, Super Wawa, Chipotle, Five Guys, Tmobile etc:

I'll be interested to see the demand for the units. It's definitely a weird location, no doubt about it. I guess alot of the people that live there will be into fishing and jet skiing?

I thought it might be to remove those temporary units from the CTC, but that’s at the far end of the blocked off area.

I could see this being interesting to people who work at the Navy Yard since it would be a quick commute via car, which is still necessary for those who work there. The layout of these homes is def set-up for families and not individual renters.

And let’s hope that Bart at least attempts to make the non-grocery retail section more integrated into the new neighborhood; the people who live in these new town homes will have a less-than-pleasant experience walking anywhere else except to this retail center, so this retail will have a small but very captive audience.

I dont understand why Blatstein can't do some version of the No. Libs Super Fresh Schmidts site or 777 S. Broad. A 3-5 story, street-fronted building with ground-floor retail wrapping it and a significant parking garage that's hidden/out of the way. Keeps a pedestrian scale, keeps his parking, but still has a semblance of urbanism.

Nothing destroys the walkability of a street like a strip mall.

If you work in NJ or Delaware it's an extremely convenient location.

It's for Centre Square, according to someone who works in the building.

With parking on the east side of the grocery store, will the side facing Columbus be just a blank wall?? Or will there be entrances on both sides you think

The Royal Theater development will break ground in 2 weeks with a slightly larger commercial footprint then previously planned.

2400 Market looks sharp. A modern low-rise along the river with a trail underneath - very European vibe.

Agreed, it really fills the space well. For a building that takes up the entire North/South block, I prefer this type of lowrise than a taller building that could act like a wall.
