Future phases?

From what I can tell walking by it seems like they're wrapping up on construction in such a way that suggests they're holding off on the additional units permitted (approx another 400 or so). I could see them waiting a year or so to see how the current phase is absorbed, but also the longer the wait the more disruptive it will be for fitting out retail on the groundfloor and to people using the pool club. Curious to see if they just stop it where it is or double down.

The Inquirer puff piece said they are 70% leased. That's insane numbers for an uncompleted luxury building. I would be shocked if this wasnt fully leased sans maybe the penthouse units by the end of the year.

I think they're building the 16 story tower now, aren't they? There's still a tower crane on site and the back portion of the site is still clearly a construction zone.

Those pictures are incredible (more in the link).

I know some don't like the comparisons, but the quality of this project (interior and exterior) is on par with what you see in that pesky city to the North.

Interesting you say this, because when I also walked around this development the design and quality was very much like New York, it seems we are finally getting the real money builds here.

I am very interested to see what Philly will be like in 10 years since it seems to lag behind New York a decade.

I can't believe they built a whole pool complex on top of a parking garage and then didn't do anything to the exterior of the garage like some cladding or a green wall.

This entire complex is so fresh and sophisticated. Fingers crossed it sets off a more polished wave of gentrification for NoLibs than we've seen in the past.

The Beverly on the west side of 2nd is also very polished. The other new buildings at that triangle not so much.

Yeah, this entire project is a stunner both inside and out. The finishes are some of the best in the city, the amenities are functional and gorgeous (and have been packed when I've been in there) and the exteriors are top notch. I could use a lot more landscaping along Germantown Ave. as it cuts through, but this is an A+ project for sure (maybe minus the parking garage facade).

I do hope this is really the start of a higher quality of projects outside center City. A lot of the developments havent been that nice looking. This combined with the high quality ones popping up in the area should really start a new wave of these
