c/o Highrise Tower on HAIF

Quote:
The TMC now has a commercial website! It focuses on showing off their 4 campuses. The new website features a 4-minute video of a TMC3 animation that we've never seen before. I'll post a bunch of new renderings from the video.

The aggressive facades are just beautiful. A dream!! Really amazing stuff here.

Mr.David DeLaunay

Hello ;
The Houston downtown buildings finished, underway or planned need to be updated. There are a few missing along Allen Parkway too.
Also does anyone know who to contact about getting Chevron to relight the tops of their 3 buildings on Smith and Louisiana? These have been absent from the skyline for months.
Sincerely,
David G.DeLaunay

I think the best people to reach out for any of those concerns may be the Downtown Management District - other than the owners of the properties - which would be Chevron itself IIRC.

Finally, something on the hotel and residential towers that have been part of the proposal since the beginning - c/o Paco Jones on HAIF

Quote:
Parcel H

A 25-story Hotel and 18-story residential tower on top of a 4-story podium structure that includes a convention center and retail space. The roof terrace and pool deck is approximately 95,000 SF. The residential tower includes a rooftop pool deck that is +/-15,000 SF.

A bit more on the hotel/resi component from a MeetingsNet piece on the overall project.

Quote:
Also part of the plan is a new 521-room hotel that, come 2026, will be operated by an upper-upscale or luxury brand that has not yet been chosen. The property will have a 65,000-square-foot conference center and be a brief shuttle ride from the TMC3 Collaborative Building. With 350 residential units also on property, there will be multiple restaurants plus spa and fitness amenities.

Perhaps it would make sense if this thread's title was updated?

The project was renamed from TMC|3 to TMC Helix Park several months back.

Much of what is under construction is the first phase. The hotel tower currently listed in the title is being split into two structures for separate hotel & residential components atop a base that will hold a conference center and other amenities.

I will quote Highrise Tower's post on HAIF which summarizes some new findings from a CBRE retail brochure that is current as of last Monday.

Quote:
This is no longer considered phase one. Phase two includes the hotel, conference center, and multifamily tower. Phase 2 is due to come online in 2025/2026. This means construction should start later this year? Or at the latest early next year.

The Mixed-Use Garage looks better than I thought. wow!! The fitness club that they are calling "Burn Fitness" includes a roof top pool! Look at that unique golden mesh wrap and the curvy ground floor glass facade!!

Even the parking garage is a master piece!

Where's the closest public transit (metro, bus stop)? It's too bad they are not building any more residential towers there (maybe the temporary parking lot will be filled with one or two).

If I review the map here: https://map.ridemetro.org/

There are multiple bus stops for three separate lines around the perimeter of the development (028, 291, 297) and two additional ones with a block east and west (060, 084) respectively. Those lines and 13 others serve the TMC Transit Center. That has access to the Red Line of METRORail.

If someone didn't want to take the bus, either the TMC Transit Center or Smith Lands stations stops on the Red Line are within a 10-15 minute walk from the site. I've walked to TMC Transit a few times from MD Anderson's Mid-Campus Tower at Bertner and Braeswood and it's not that bad. Given the plans for development from MD Anderson to build additional facilities immediately north and east of Transit Center, it will probably be a bit more interesting in the next 5-7 years.

In addition, the TMC itself has a half-dozen or so shuttles that serve the campus during the week, running on three lines that are free to riders. The Green and OST routes pass directly by the site with two sets of stops on the north side of the project (1MC East & West and McNair North & South). The service stops at lots or hospitals at or adjacent to the Smith Lands and Dryden/TMC stations on the METRORail Red Line. Using the Red shuttle would give access to an additional stop - Memorial Hermann / Houston Zoo station - within a block of a hospital drop-off point.

With regard to adjacent development, I don't think the area immediately west, bound by Bertner, OST, Fannin & S. Braeswood should be overlooked in the near term. There's already a four-star hotel that's opened recently immediately west of the TMC Helix Park site and another dual-branded Hyatt property at Fannin and OST. Given those developments and the potential of more sooner than later, it is likely there will be adjustments to better serve the site and the surrounding area as a whole.
