If anything, both the smaller towers have more units versus the last and tallest component. About 2x more. So I think its quite optimistic having the two smaller components start. In comparison to a lot of U.S. cities, 691 and 604 ft towers are quite a big thing.

Your key risk would be not having them rise and delaying a lot of the potential say a year or two down the line. Miami has been very good with its pre-sales, about half which originate from the international markets. Has been somewhat the trend across other developments.

Brickell Development With 1,300 Units Gets Water & Sewer, Construction Permit Expedited

The developer of a three-tower project in Brickell has completed a utilities deal and requested expedited construction permit review.

The project includes three towers rising 80, 60, and 50 stories. The tallest tower will top off at 940 feet above ground and 950 feet above sea level.

According to a two utilities agreements with Miami-Dade completed June 27, there will be two multifamily towers with a combined:

880 apartments
7,100 square feet of full service restaurant
The 80-story Cipriani condo tower was completed under a separate utilities deal on the same day. The agreement states that the condo tower will have:

420 apartments
11,200 square feet of full service restaurant
Two separate construction permits are now being reviewed by Miami’s Building Department, for both the multifamily towers and the condo tower.


On June 10, an agent for the developer requested expedited life and safety review of the construction permit for the two multifamily towers, which had 519 plan sheets filed June 7. The request was approved on June 13.

According to a note on the request, the project is targeting a foundation permit. “Fire needs to comment so that the foundation process can get issued,” the note said.

Expedited life and safety review of the 80-story condo tower (which had 446 plan sheets filed June 14) was requested on June 16, with the developer also saying a foundation permit is also being targeted.

Private provider review is being used for both construction permits.

Construction financing for both the multifamily towers and condo tower has already been secured, the developer has said.

Based on the article, sounds like the tallest is going up first ...

“ However, Cipriani Residences is likely to be the first to begin construction considering the permit is being reviewed by a private provider, expediting the process.”

Agreed. The condo unit with the higher amounts will rise and the separate filing will be the multi-use tower (one of them).

Good news is that financing was secured and so these will rise given the ease in selling units at the moment.

This was approved by the FAA.

We are looking at 940 ft, with the others allowed at a max of 693 ft.

Financing is secured, and all three are expected to rise in the same phase (together). Cipriani Residences will be the 80 floor component on a side note.

Dewatering Permit Applied For At Cipriani Residences Site In Brickell

Foundation Permits Filed For Three Skyscrapers At 1420 South Miami Avenue In Brickell, Miami

Foundation permits have been filed for three mixed-use highrises at 1420 South Miami Avenue in Brickell, Miami. Located between Southwest 14th Street and Southwest 14th Terrace with Southwest 1st Avenue on the west and South Miami Avenue on the east, the approximate 2.74-acre development site is located near the southern tip of the Brickell Financial District. It will give rise to three soaring adjoined superstructures of 50, 60, and 80 stories with around 2.72 million square feet of space. The project was designed by Arquitectonica with ArquitectonicaGEO handling landscape architecture and being developed by Mast Capital. Moss & Associates is listed as the contractor for this scope of work.

The first tower in the permitting process is the highly anticipated Cipriani Residences Miami, a 940-foot-tall condominium building set to change the Brickell skyline and become one of the tallest structures in the city. Phased foundation permits were filed on September 12 by the contractor and now await acceptance from the Department of Buildings to move forward with private expedited review services by Pacifica Engineering.

Phased foundation permits have also been filed for the two smaller rental towers, which are expected to rise approximately 604 feet and 693 feet beside the Cipriani Tower. These were also filed on September 12 by the same contractor and with the same expedited service provider contracted to review the permits.

Mast Capital is gearing up to begin construction soon. According to a utilities deal executed on June 29 for the property, the developer can connect up to 420 condominium residences and 880 rental apartments, and an 18,300-square-foot restaurant to the city’s water supply and sewage system. Actual plans for the project include 405 luxury condominiums at the 80-story Cipriani Residences Miami and 425 apartments in each of the rental towers. FAA Approvals will allow the condo tower to rise 950 feet above sea level, and up to 710 feet above sea level for the rental towers. Financing for the development is already secured, and groundbreaking is expected towards the end of 2022. All three towers will rise together and complete construction by 2025.

Underground parking has been proven to be a challenge in Miami. Their parking minimums are also a bit challenging.
