At the time (March 2008) that was true. Starwood has added several more in North America since then and now there are 19. And to clarify, it's the specific Luxury Collection brand, not a "luxury" hotel.

For my first post on this site (I've been lurking around here for several years but never bothered to register) I though I would go through and give a quick update on active proposals in Minneapolis. I'm not going to include stale/dead proposals, nor projects that haven't had any renderings released yet. As always, Minnescraper is the place to go for development updates in the Twin Cities.

Here it goes:


---DOWNTOWN MINNEAPOLIS---

1010 Nicollet: Proposed
30 story office tower with first floor retail. Located on the site where The Nicollet, a highrise condo tower had been proposed during the condo boom. ESG hasn't released who their client is, but since it is located across the street from two of Target's current office buildings and has a proposed skyway into them...well.



Target Center Renovation: Proposed
A $155 million renovation to the interior and exterior of the 21 year old 19,500 seat stadium.



American Academy of Neurology HQ: Proposed
5 story office building on the site where The Revue Flats were proposed during the condo boom. Construction is due to begin very shortly.


Mill District City Apartments: Complete
5 story apartment complex, on the site of the stalled Portland condos. Just recently completed. Image by Minnescraper staff member DC.



Park Vista: Proposed
12 story condo tower on the site of the stalled Marmont apartments.



Cowles Center: Under Construction
Renovation and addition to the Shubert Theater.



Orchestra Hall: Proposed
Expansion/renovation to begin in 2012. Target Corp provided a significant portion of the funding in exchange for naming rights on the new plaza.

Bennet East: Under Construction

Track 29 Apartments: Proposed.

Greenleaf: Under Construction
Retail, 3 stories of apartments above.



CB2 Store: Proposed
Large CB2 store, designed to be able to support 4 floors of apartments or office above at a future date.





There are a few scattered projects around the city, mostly on or near the University of Minnesota's main campus. There are also the mega projects of a casino and new Vikings stadium, but there's no pubic renderings on the casino yet, nor anything new on the Vikings stadium for a couple years.

Oh nice. I liked the Target Center renovation. Also that office tower looks freakin sexy.

uptown is POPPIN! also that condo tower is going to bring some much-needed density to that area


i also hope the shubert gets done soon. i would like my sidewalk back!

Hey guys.

I was just looking on streetview for Minneapolis, and I found the the Mill City developments....fantastic.

Obviously, Atlanta has gotten more than it's fair share of high-rise and mid-rise development over the last 10 years, but Minneapolis has really cornered the market of high-quality mid-rise living. The buildings look really cool.

you all are lucky.

Nicollet Residences at 5th & Nicollet Mall should be breaking ground in the next month or so.

I lived in Minneapolis from 1972 to 1993, and in 1972 I moved into, what was supposed to be, the most exciting urban village created, at the time, Cedar Square West, which was suppose to consist of 10 phases, with over 30,000 residents. I moved into Phase I, and was there for the groundbreaking of Phase II, which was to include 2 44-story towers along the Mississippi river, highly excited to see this urban area developed.

And what went wrong? Phase II was cancelled! As well as Phases III-X!

The hippie neighborhood group on the West Bank got involved, and squashed any future plans! Not surprising, as so many that move to Minneapolis come from small towns in MN, WI, Iowa, the Dakota's, and they want to keep that Fargo flavor alive in Nimbyapolis! High density scares the pants off them!

I used to go to city council meetings in the 70's and stopped going due to all the frustration, and I was there when they made the decision no new skyscrapers could go higher than the IDS tower at 775 feet!

So does this suprise me, to read this, the anti-density crowd is still at it!

My sister-in-law and brother lived in the Phillips neighborhood, up until 10 years ago, she was active in neighborhood groups, and she used to tell me of all the developments that came to a proposal level, only to be squashed by the anti-density crowd.

The day I hear of 30-40 story high rises being built around Lake of the Isles, Lake Calhoun or Uptown, I'll move back there!

Most everyone is at UrbanMSP.com or at the other big forum. Plenty of updates there.

But here are a few things happening in downtown Minneapolis.....

Dozens of apartment projects are going up all over Minneapolis and St. Paul. About 11,000 units are under construction or planned just in the central cities.

The Loring Apartments are now under construction:




Hines development is proposing a pair of towers - 24 & 26 stories - for 350 North Fifth Av in downtown Minneapolis across the street from Target Field and the LRT station. Occupancy for 2015. The office tower client is "confidential" but is rumored to be the National Marrow Donor Program. The NMDP has publicly stated they are looking for about 450,000 sq. ft. for a new HQ and are focusing on this site and one other nearby but we don't know if they have committed to a deal or not. It's unclear who/what will occupy the 2nd tower or if it is just a "phase 2."

^Not sure about the tenant. As was mentioned, it is confidential right now.

While these images have already been posted in the stadium thread, I was surprised to notice they weren't here as well.

The schematic design will be unveiled in January but here are the two versions of the new Vikings stadium design concept proposed by the architects, HKS. The actual stadium will probably be quite different. Groundbreaking is expected next summer (2013).

A few days ago it was announced that Ryan Companies is working a deal to buy 4 city blocks from the Minneapolis Star/Tribune newspaper next to the new Vikings stadium site. More info has come out today. Whatever it becomes, it sounds like it's going to be big. 1 million+ square feet of office + potential residential/commercial + public park.

From the articles it sounds like Wells Fargo would be the primary tenant. They are looking at the site for a new campus to consolidate downtown employees who are not already in the Wells Fargo Tower (which would remain as the regional HQ).

What this will hopefully do is psychologically connect the stadium to the core and get rid of 3 blocks of surface parking. In any case it will radically change Downtown East when combined with the new stadium and the Viking's plans for the blocks surrounding it. All told, it means an area equivalent to nearly 15 city blocks will be redeveloped.

Like the Arch theme best. Why don't you think either design will be built?

Last night, another new apartment tower was announce to the Downtown Neighborhood association in Minneapolis. A 30-story building at 400 Marquette Avenue, by Mortenson Construction (the firm building the new Vikings stadium).

This is the same block as the Nicollet Residences (now called Nic on Fifth and which are currently under construction) and the new Excel Energy office building, scheduled for 2014. This will complete the transformation of the entire block. Renderings were available at the meeting but no one took any pictures. They should be published soon. Go to UrbanMSP for more details.

Renderings of the new Vikings stadium should be available in April, according to the team. The major decision left is what features will be retractable/operable.

According to the Minneapolis/St.Paul Business Journal
, the latest survey of downtown Minneapolis Class A office space reveals that the demand for space above the 25th floor remains high:

You're probably pointing out the LPM building posted earlier on this page. Or Loring Apartment Tower as it used to be called.
