this would really change the area - extend Arch all the way to the river so-to-speak

Looks like a decent amount of retail - not sure if anything but restaurants/bars/cafes would that well there

A grocery store would be perfect. Could have a few boutiques in there too. Doubt any national retailers would want a presence there however.

There's a Trader Joe's right there and the new Wholefoods going in just across the parkway, another grocery store will have some tough competition.

Couldn't even tell you how many people dislike shopping at Trader Joe's and whole foods. I was thinking something along the line of Giant or Superfresh. Maybe a super Walmart here? These businesses would not draw much business from Trader Joe's and Whole Foods if any.

Maybe even a Fresh Grocer would suit.

The only thing I can add is that according to the notification, they have been in talks with a LSNA committee of near neighbors for almost a year to address concerns and incorporate suggestions. I would assume they are serious if they have been working with representatives living in the area but I guess we will know more after the meeting. Also, as summers pointed out, they mentioned a grocery store in a previous meeting. TJ's often has a line out the door to get into the store so I think the area could support another one, especially with all of the buildings going up in the next few years.

Not really a big fan of whole foods either but I mean that another grocery store will have to step up their game if/when they move in. An ACME like the one in Roxborough would just upset people as it is old, small, and not that nice.

I thought a grocery store was part of the Marketplace Design Center building renovations? That is like three or four blocks away as well.

Yes! That's great news! (I hope?) From the article it sounds like that taller building may be 500 Ft. or close to it? And 300 ft. limit for the 2 smaller structures? It would be nice to get this one going too.

The taller one would probably be about 490 feet and the smaller ones about 240 feet each.

This has been approved by the Planning Commission. It looks like the taller tower is 42 floors. The two smaller towers are 21 floors.

The taller of the two towers will be built on a piece of land sandwiched between the Amtrak-owned bridge that runs east out of 30th Street Station and JFK Boulevard, while the smaller high-rise, a third building and a public plaza will rise from the flood-prone parking lot at 23rd and Cherry streets, the presentation showed.

The project, which includes residential, commercial and hospitality components, will add a pedestrian staircase and handicapped-accessible ramp from JFK Boulevard, which hovers about the Schuylkill, to the ground below at 23rd and Cuthbert streets – an area located beneath an overpass that holds several lines of train tracks.

A little more information from LSNA

Very nice that this project and the 26 story 23rd and Cherry tower could get going later this year or early next year.

I was actually told that the Edgewater II project may get going next year.
