An IDHA loan … is there an affordable housing component to this project?

Edit: seems like it https://therealdeal.com/chicago/2023...sing-downtown/

Thanks for sharing.

I totally overlooked how this does an amazing job of integrating the pedestrian experience from the river to the new park. Beyond the towers, this is a very welcome addition as it adds just a little more green space for people to enjoy on the water.

It's a shame the project doesn't also include public access along Ogden Slip. But at least there should be multiple ways for pedestrians to get to DuSable Park, with a stair/elevator up to the Flyover.

Park construction is not by Related, right? The Park District still needs to go through a planning process for DuSable Park, but it seems that process is underway. A design concept was shared in May (PDF alert):
https://assets.chicagoparkdistrict.c...ns%20Only-.pdf

The design concept seems kinda blah, there's "something for everybody" but it's all mediocre etc. The one cool idea is a "Council of Three Fires" orange beacon into the sky, similar to the Tribute in Light at the WTC site in NY.

Of course, that's probably the thing that will get cut due to NIMBYism, concerns with aircraft and migratory birds, etc but it is certainly the most awesome "land acknowledgement" I've ever seen...

Love that you're on the scene immediately Solar.

Amazing and depressing how tall those trees have gotten over 15+ years.

Still hoping they'll convert that pit into a deep-dive attraction. Maybe the producers of SILO can cash in on the hype and sponsor it.

How slim are the chances that the North Tower is built as a "delay" to try and push for a major height increase on the South Tower. I seriously don't see how nearly 2,000 units will fit in these height boundaries.

They're not proposing 2000 units....all the planning documents and presentations state they're planning 1100 units

Unless the 42nd Ward suddenly gets a new alderman who's not interested in placating the vocal neighbors, I'd say zero percent chance the plan gets taller.

Sigh. Guess I'll hope for a fall commencement and that Parcel I doesn't get a height reduction.

I’ve could of sworn that I read the alderman powers was taken way for them to make decisions such as this to the mayor. One thing about Johnson he seems like a guy that is all for development and height

Yea, rumor is the opposite though, they shortened one of the other buildings in the development presumably to add more space to Parcel I. This is pure speculation however and as long as it's in the 900-1k range I'm happy.

If it takes chopping the height just a little to get these projects built then I'm all for it. Even with Tribune, too.

Yep, at this point I just hope the long streak of >800 ft constructions to continue. Without this project, the tallest building under construction in Chicago could be only ~400 ft after 1000M is finished.

Isn't there a 500 footer or two U/C (or soon U/C) in the West Loop (or Goose Island maybe)?

Thought there was.

Are you referring to the 584 ft Halsted Point Phase 2B? No guarantee it will happen though.

400 N LSD is a godsend assuming it gets built as approved, i.e. without a substantial height cut.
