Developer Submits Plans For 3 Luxury Towers With 750 Units, Replacing Biscayne 21 In Edgewater

Two Roads Development has submitted plans for a new project in Edgewater that will include three towers, according to The Real Deal.

The developer is buying out the Biscayne 21 condo building in Edgewater for the new project. A bulk unit closing is expected in the next 30 days which will give Two Roads majority control there.

Each of the three new towers is expected to rise 650 feet, which is the maximum permitted by the FAA in the area.

A total of 680 to 750 condo units are planned in the combined development.

The developer also said the project will be a “very high-end luxury product.” The units may be branded, with talks now underway with a brand.

Two Roads previously developed the 51-story Biscayne Beach (completed 2017) and the 57-story Elysee (completed 2021) in Edgewater.

Whats the info on the existing condo it replaces? is it aging and in need of a ton of renovations to stay habitable? Hence the buy out? Seems like a growing trend in the area for obvious and heartbreaking reasons...

Looking like the other towers will be in the 55 floor range as well. This isn't going to be a high unit development relative to others.

If the materials on the tower look as good as the renderings, this will be really, really nice.

Plans Submitted For Three Towers At Biscayne 21 In Edgewater, Rising 649 Feet Each

A developer has submitted plans to Miami’s Urban Development Review Board for a three tower project in Edgewater called Biscayne 21.

Sales for one of the towers, known as Edition Residences, is already underway.

All three of the towers are proposed to rise 649 feet above sea level, which is the maximum permitted by aviation rules in the area. Two will have 56 stories, and one will be 55 stories.

Biscayne 21 is proposed to include a combined:

606 residential units
8,433 square feet of commercial
971 parking spaces
The developers are requesting a 30% TOD parking waiver.

Biscayne 21’s East Tower (Edition Residences) is planned to have 186 units, with 210 units in the South Tower One and the South Tower Two.


A baywalk open to the public is also part of the plans.

Arquitectonica is the architect.

The UDRB hearing is scheduled for March 15.

Edition Residences Gets $160M In Reservations, Groundbreaking Summer 2023

The 55-story Edition Residences in Edgewater has opened a new sales gallery and announced an expected groundbreaking date.

Groundbreaking is expected in Summer 2023, according to an April 10 press release.

A total of $160 million in condo reservations are in place, with conversion to contracts expected over the next month.

To mark the opening of the new $10 million sales gallery, the developers held a lavish event attended by “many VIPs and A-listers,” including City of Miami Mayor Francis Suarez.

The event included a drone show and performance by DJ Ruckus.

The Edition will include 185 condos in a sleek glass tower.
