Well this sucks. I remember reading somewhere that Union Pacific railyard in downtown was actually ramping down and that it may shut down and close its operations? Maybe it was Combusean that had said that? Don't recall but this is a bummer. Bunch of land down there that could've been beneficial for DTPHX development had UP ceased its operations down there.

For one, fast and Union Pacific never occur in the same sentence, so this is already weird. UP and the Class 1 railroads have been going in the opposite direction for years with PSR, running longer and longer trains and damn the hazards, so a conceivable shift to shorter trains quickly bouncing between hubs is weirder still. UP focusing on smaller businesses that they've long neglected is also pretty weird.

I could only conceive of all of this if they rebuilt the Roll Industrial Lead/"Phoenix West" line that connects the Yuma area to Tonopah, which Amtrak needs anyways to resume Phoenix to LA service with their current plans. The rebuilding of that and the accordant reinvestment in Phoenix's dirt old rails would be incredible for the region.

But they're not talking about any of this, so it's either a stay tuned for big news or they're going to offer a service that few people are really going to use imho.

Phoenix's Planning Commission recommends approval of new plans for The Central Park

https://www.bizjournals.com/phoenix/...ommission.html

Quote:
Phoenix's Planning Commission recommended approval of the project with updated stipulations on a 5-0 vote, but only after a lengthy public comment discussion between commission members, the project's land-use attorneys and residents. The project will now head to Phoenix City Council, which will likely consider those plans sometime in January.

The 18-acre proposed project is adjacent to Steele Indian School Park on the northeast corner of Central Avenue and Indian School Road.

Much of the neighborhood opposition was centered around Pivotal Group's updated vision and stipulations it proposed for The Central Park, which had previously been a large office campus with retail and some residential. The new plans include about 245,000 square feet of office space, almost 78,000 square feet of ground-floor retail space that includes an on-site grocery store and 1,450 residences designed in a "walkable, vibrant, mixed-use setting," project documents state.

The updated stipulations also include:
  • reducing the public pedestrian plaza/open space area from 1 gross acre to .75 gross acres
  • putting a minimum 40-foot-wide pedestrian corridor from the southwest corner of the project with three access points to Steele Indian School Park in the place of a linear view corridor that was an average of 85 feet in width that was minimum of 60 feet wide and focused on the historic cafeteria tower on site
  • removing a requirement for a 26-foot-wide primary and minimum 10-foot-wide secondary public pedestrian access way that was planned within the view corridor
  • reducing the minimum percentage of public open space for The Central Park from 30% to 20%
  • keeping the stipulation that includes three distinct public open space areas at a minimum of 20,000 square feet, but no longer orienting those spaces to capture the view of the historic cafeteria tower and the mountains around Piestewa Peak

The skyline is going to significantly expand northwards if this get's built along with the 250' proposal across the street. Man, we're going to have a long skyline. If only we could get some height

For reference, here is the original design from way back on Mar 2020.

What I do love about the previous design over the current design (besides the number of towers/overall height), is the long, linear view corridor/pathway that cut through the development and straight into the park.

I just hope this current design integrates well into Steele Indian School Park.

Is there a potential start date or is this way too early for that?

way too early...

Julia Najafi, a vice president with Pivotal Group, told the Business Journal ahead of the planning commission meeting that it was too early to identify a specific timeline for when it would start construction — or a development price tag — should The Central Park receive the necessary approvals.

Nothing that's relevant. Sometimes developers fudge details off site to make their own project look not so out of place.

Looks like we're lucky enough to keep a surface parking lot for a bit longer....

Arthur L. Pearce, whose well-known Valley family had operated Pearce Beverage Co. as a distributor for Coors beer for decades, recently sold 2.57 acres of land near the Arizona Diamondbacks' Chase Field in downtown Phoenix.

The buyers had previously owned two properties on the south side of Lincoln Street that were purchased by Matt Ishbia, owner of the Phoenix Suns, said Jim Schaller, owner of Schaller Real Estate LLC.

Mark V. Dye and Eric Steven Ansel were part of a group that sold a cluster of properties, including Lincoln Union at 425 E. Lincoln St., for $38.63 million, according to Tempe-based real estate database Vizzda LLC. The Suns ownership group is planning to turn the parcels into a new office headquarters and a state-of-the-art practice facility for the WNBA’s Phoenix Mercury.

Dye and Ansel then paid $17.3 million in cash for the 2.57-acre parcel where Ansel had been operating a parking lot, Schaller said.

"It was a situation where they teamed up and approached Art Pearce for a 1031 exchange," said Schaller, who negotiated the $17.3 million sale for the acreage near the northwest corner of Seventh and Lincoln streets.

A 1031 exchange allows a property owner to avoid taxes on a property sale, provided they reinvest the proceeds into a replacement property.

Public records on file with the city of Phoenix show a preliminary plan review to develop Pearce Apartments at 520 S. 5th St., Phoenix. But now that the property is owned by Dye and Ansel, it will continue to operate as a parking lot, Schaller said.

"They'll let everything else grow up around it," he said.

The Pearce family had owned the property at 520 S. 5th St. since the 1940s, he said.

"It's an end of an era," he said. "They had a building on that property. They were the old Coors beer distributor back in the 1950s and 1960s. They owned the Lincoln Union building — the one the Phoenix Suns bought. That was built to be the Coors warehouse."

1500 N Central Ave Tower

Article about the 1500 N Central Ave tower.

https://www.axios.com/local/phoenix/...north-downtown

Apartments for art lovers coming to Central north of downtown

Quote:
A vacant lot in the heart of central Phoenix north of downtown is the planned home to an apartment tower, restaurants and even an art gallery.

State of play: Aspirant Development of Scottsdale plans to build a mixed-use development with a 25-story apartment building with 320 units, and about 17,000 square feet of retail and restaurant space on the southwest corner of Central Avenue and McDowell Road.

Additionally, the development will include a 2,500-square-foot art gallery that'll be open to the public.
The project is catty-corner from the Phoenix Art Museum and along the light rail line, so the gallery is "something that made sense," zoning attorney Nick Wood, who represents the project, told Axios Phoenix.
Quote:
What's next: Aspirant expects construction to begin in the fourth quarter of 2024 and to last about two years.

Phoenix's Planning and Development Department is reviewing the plans.

X Phoenix racking up leans from subcontractors.
Here are the highlights:

Quote:
The second phase of the X Phoenix apartment tower in downtown Phoenix has amassed more than $30 million in mechanic's liens since the nearly completed project came to a screeching halt in September.

Eight liens tied to the project have been filed since late September, according to Maricopa County records. That includes a $25.62 million mechanic's lien filed Nov. 20 by Clayco Inc., the company tapped as the general contractor for the project at 201 W. Van Buren St...

Other liens have been filed by HACI Mechanical Contractors Inc. ($3,131,334.17); CM Builders Inc. ($652,651.51); CNR Engineering and Construction Inc. ($226,264.71); Metal-Weld Specialties Inc. ($1,152,424.69); White Cap LP ($91,799.17); ThermAir Systems ($64,747.95) and B&F Contracting Inc. ($37,507.90)...

Separately, a letter was sent on Dec. 12 to all of the members of X Phoenix's social club, dubbed the X Club, indicating that it would suspend operations.

"It is with immense regret that we have made the difficult decision to suspend X Club operations by the end of the month," the letter stated...

An employee at the X Phoenix reception desk confirmed that X Club had closed, but noted that it's expected to reopen under new management.

So the 2nd Phase of X phoenix that is on Van Buren that is about topped out has stopped all construction activity.... but what about the X that recently began construction over on McKinley or 2nd Ave or where ever it is? Is that one also halted, or is that not associated with the on-going issues somehow? I can't really keep track.

It is not associated with the construction halt from what I have read.

Edit: I can confirm that the tower crane has been moving for X Roosevelt. So it is indeed still going.

Nice.... and I didn't even remember the tower crane was up for that one, so doubly nice! Thanks.
