"Ten years later, plans to construct nearly 150 townhomes at DC's most hotly debated development site appear to be moving forward.

EYA submitted a revised concept application to DC's Historic Preservation Review Board (HPRB) this month for final concept review of 146 townhomes planned at the redevelopment of the McMillan Sand Filtration site (map) at North Capitol Street and Michigan Avenue. To give a sense of how long plans have been in the works for this development, HPRB gave initial concept approval of the rowhouse development back in October 2013..."

This development has always confused me a bit in that the desire is for luxury townhomes over mixed use mid rise buildings. Nonetheless it’s an overall solid plan.

I walked by the former WMATA headquarters on 5th Street, NW, on Saturday. It looks like work is underway to renovate the dated brutalist building into a modern office building.



Here is a rendering of what the building will look like after it is modernized.

I took a photo of this development near Mount Vernon Triangle yesterday. It is located diagonal from the National Building Museum. It looks like one of the sides of the facade is being saved.

Indeed! We look forward to having you back in Washington. There are entire neighborhoods in the city that aren't recognizable from what they were even a couple of years ago. There is still a tremendous amount of development happening.

Really, I must plan a trip. I already know Northeast DC is completely different from when I went in 2017. Do you have any pictures of the new projects in Northeast and completed projects

435-Unit Development Planned For Takoma Metro Station Looks For Historic Approval

"The plans for a large new residential development adjacent to the Takoma Metro station look to get a key thumbs up tomorrow.

Developer EYA and the Washington Metropolitan Area Transit Authority (WMATA) will go before DC's Historic Preservation Review Board (HPRB) on Thursday looking for approval for a 435-unit mixed-use project planned at Eastern Avenue and Cedar Street NW.

While the HPRB has the final say on approval, DC's Historic Preservation Office is generally in favor of the concept..."

"A team has been picked to redevelop DC's Reeves Center at 14th and U Streets NW.

On Friday, Mayor Muriel Bowser and the Office of the Deputy Mayor for Planning and Economic Development selected Reeves CMC Venture to redevelop the site.

The development team -- MRP Realty, Capri Investment Group and CSG Urban Partners -- proposes 108,000 square feet of new Class A office space for the NAACP and DC agencies, a 24,000 square foot plaza, 322 mixed-income apartments, and a 116-key hotel. The retail space will include a restaurant from Top Chef participant Carla Hall and a comedy club from Dave Chapelle..."

This is unfortunate. A hotel is better than this property sitting vacant but the National Geographic headquarters hosted some fantastic and very interesting events. Hopefully there will still be events here going forward.

"UrbanTurf has learned that plans are in the works to convert a portion of the National Geographic Society headquarters in downtown DC into a hotel.

A proposal for a 160-room hotel on the upper floors of the headquarters at 1147 17th Street NW was briefly outlined in plans recently submitted to the city. The ground floor of the project will include a hotel lobby, two gallery spaces, and part of a museum. UrbanTurf reached out to National Geographic to see if a hotel operator has been chosen, but did not immediately hear back..."

Michael Neibauer from the Washington Business Journal tweeted that a 14-unit residential building is planned for Petworth. There are quite a few of these infill residential buildings in Shaw, Petworth, and Bloomingdale.

Here are a couple of photos I took recently. The first photo is the redevelopment of the long-vacant Cotton Annex building into a residential building. This is located south of the Smithsonian metro station, off of 12th Street, SW.



This is another residential building, located near NOMA and Mount Vernon Triangle.

Plans Filed For 30-Unit Apartment Building Above Atlas Doghouse on H Street

"Plans have been filed with DC's Board of Zoning Adjustment (BZA) for a new 30-unit apartment building along H Street NE.

About 18 months ago, Christopher Martin, the owner of 1371 and 1375 H Street NE, presented preliminary plans to the public for a 50-unit residential project at 1365-1375 H Street NE. Due to the complicated nature of incorporating the landmarked building at 1365 H Street into the new development, the scope of the project, designed by John Linam Jr., was slimmed down earlier this year.

Now, plans call for a four-story, 30-unit development, consisting primarily of junior one-bedroom and one-bedroom apartments. Fans of the Atlas Doghouse, which is located in the retail portion of the building, will be happy to learn that the business is not going anywhere..."

Probably a bluff but interesting nonetheless. For those unaware the 76ers are pushing to build an arena in Center City near Chinatown and there is a very vocal group from Chinatown against it and they point to DC's arena regularly, wondering if this story will soon be used by them also:

Your post was the first I heard of this but I saw some other media sources have since reported on this. I would be surprised if the Wizards and the Capitals move to Crystal City but, unfortunately, the area around Gallery Place/Chinatown, is really suffering from homelessness and drug use. A lot of the businesses and restaurants in the area have closed in recent years.

It is sad and I hope the area can improve.

Yep it's unfortunate and the H&M on F St. is now closing on Aug. 5th so add another one to the list

This is good to see. There have also been some posts this week about a planned swimming event in the Anacostia River later this summer. It would be the first time in 50 years people are allowed to swim in the river.

"The National Park Service is requesting $11.8 million to upgrade D.C. parks east of the Anacostia River. The funding would help chip away at a $405 million maintenance backlog in National Capital Parks – East.

“What we’re looking to do through the project is replace or rehabilitate tennis and basketball courts, playgrounds, picnic pavilions, restrooms, and also including things like fencing, lighting, and water fountains, ” says Tara Morrison, park superintendent.

The funding request comes as some in the city have been critical of the park service for lack of investment in parks east of the river. A report released in May by George Washington University highlighted a gaping funding disparity in D.C.: the National Mall parks have a budget roughly 80 times greater, per acre, compared to national parks east of the Anacostia..."

"The plans for the residences that will take the place of the former Salvation Army headquarters in DC's West End neighborhood are coming in to focus.

Velocity Property Management and Chevy Chase-based New Legacy Partners LLC purchased the 34,000-square-foot, five-story Salvation Army building at 2626 Pennsylvania Avenue NW in January for $17 million. The development team filed plans with DC recently for a 31-unit condominium project that will take the place of the former headquarters..."
