This is a great upgrade to that corner but as far as the architecture, no thanks.

Looks good.
Is the tree park/open space toward 30th Street station on the property a permanent part of the plan?
Or is it just temporary filler for a future building?

I answered my own question. Looks another building and less area for trees.

Looks to be the location of the supertall.

It is, and there's still enough room for the supertall

Again, anything is better than the architectural void/wasteland that has been there as long as I can remember, but I hope we do get something skyline worthy if at all possible.

I absolutely love the current renderings for both that supertall mentioned above and the Transit Tower. I know they are probably just fantasy renderings that will never come to fruition, but still fun to think about.

Update from the Philadelphia Business Journal:

Quote:
Brandywine has grown its life sciences portfolio in Philadelphia over the last several years and has under development a 29-story mixed-use project at 3025 John F. Kennedy Blvd. that will have 200,000 square feet of life sciences space and 326 apartments. It plans to begin development of 3151 Market St., a 417,000-square-foot life sciences building, during the second half of this year. At Cira Centre, it converted 50,000 square feet of office space into B.Labs, an incubator space that is 97% leased, prompting Brandywine to convert other floors in the building into life sciences space.

I imagine this is referring to the parking garage that occupies the site of this tower, but if not, and it's actually genuinely referring to 3101 Market, this would actually be preparing for the site of the supertall.

^^Finally!!! Are they demolishing the entire thing? Or just the section where 3151 Market is going?

I agree that if they demolish the entire thing, we may see some movement on the supertall site then soon too?

Drexel occupies a large chunk of 3101 Market, as does another company (I believe Spark, actually. I imagine they're not demolishing that until this building is done, and then moving everyone in there.

Yeah, that makes sense. So the entire building probably isn't being demo'd yet. Isn't Drexel's engineering school in there? Or part of it?

They teach a wide gamut of classes down there. The classes underground and under the Bulletin Building tend to be a lot more varied than the ones on the second floor of 3101, which is where one of our Mechanical Engineering labs is.

Not sure about the accuracy of the renders, but they seem to imply this will take a similar approach to the National/Jefferson site and turn the other half of the block into a park until they're ready to build. Could they possibly also share a full block underground garage?

The demo notice was way over on the northwest corner of the building, on a wall of the parking garage. I didn't read the whole thing.

So yes, just the part of the building where 3151 Market will be.

Seems like just the western most part of the building (the parking garage section) will be demolished for this building.

The remainder of the building (3101 Market) will stay... likely until they move everything out of this building and are ready to demolish it for the building that will going here.

I might have missed this being mentioned, but there's also a notice of demolition on the doors of the Santander. I believe the date was on or after May 4th.
