I think given the location it would be underwhelming, especially if we are talking market rate apartments. Time will tell.

At the current height, it would be filler for the Macy’s tower, and 15 Penn. Still, it would be nice to finally get that lot built out.

The shape looks curvy.

I wonder what’s coming down. There are some nice old buildings around the empty lot. I hope that it’s just the empty lot that will be redeveloped.

No.

That building is both landmarked and on the National Register of Historic Places.

It's in the center of the Garment District, not on the edge of Central Park. You're not going to have the views to command premium dollars. So I'd be shocked if this were a 1,000'+ Stern quality tower.

I would be elated with 800' of classy rentals. Slightly upgraded version of what replaced the Roseland.

I'm always for the higher unit counts over height so if its market rate, apartments, the unit count I feel should be higher. The demand is there too, given its somewhat centralized location.

A 72-story skyscraper will take the place of a 95-year-old office building on a busy Garment District block, plans show.

The 21-story building at 989 Sixth Ave. was built in 1924, between West 36th and 37th streets. In 2007, developers Isaac Chetrit and Ray Yadidi reportedly spent $49 million to purchase it, along with the adjacent empty lot at 991 Sixth Ave.

In the ensuing years, the site has sat largely untouched. The 22-unit office building housed the Bead Center, an emporium for beads and string, on its ground floor, while the next-door lot was converted into a temporary "Herald Square District Shopping Court."

In 2016, The Real Deal reported that Chetrit and Yadidi had enlisted architects Kohn Pedersen Fox to design an 80-story skyscraper for the site, but those plans never came to fruition.

But last week, Chetrit and Yadidi filed plans to demolish the building at 689. On the same day, they submitted documents calling for a new 68-story building on the block, with an address of 100 West 37th St.

The new tower will be mostly residential, with 300 apartments spread across nearly 300,000 square feet — plus another 86,800 square feet of commercial space. The listed architect is Damir Sehic of C3D Architecture, a firm whose other projects include residential buildings around Manhattan.

Though the documents only mention the vacant corner lot as a building site, it seems likely to include the mid-block site at 989 Sixth Ave. as well.

“Supertall” doesn’t equate to “good design”. But if you’re gonna cry over this one, don’t. The streets of Manhattan are lined with more, most of them frankly better looking.

There are several dilapidated low-rise buildings on the west side of 6th from the middle of the block to the 38th St corner that should come down.

The same is true with the whole block on the east side of 6th from 38th to 39th. Sadly, many of those buildings were once nice, but they’re currently dilapidated and will never be restored. The site could yield a hotel/condo given its proximity to Bryant Park.
