City celebrates Blatchford community grand opening
June 23, 2022

Today, construction and community partners were reminded that Blatchford continues to succeed, with more homes being built and more land being prepared for future development than ever.

“Blatchford embodies the vision of what Edmontonians want their city to be—a healthy, urban, climate resilient and prosperous community,” said Edmonton Councillor Anne Stevenson. “I’m proud of this work and the opportunity we’ve been given to transform an urban space into a true 15 minute community.

“All of the land we have available for sale is currently either sold or pending.” said Tom Lumsden, Blatchford’s development manager. “New communities take time to get established and Blatchford is poised to take off. Now that potential residents and visitors to the community can start to see the vision translating into reality, we are starting to see significant interest from the home building industry to be a part of this unique, central community custom designed for sustainability, active mobility and public spaces.”

Two stages are planned for construction this year, in addition to the two stages currently under development on the west side of the site. This brings the total parcels of land, made up of townhomes and four to six storey buildings, up to 34.

These four stages will consist of approximately 1,100 residential units and also include mixed-use buildings that will bring the first shops and services right to the neighbourhood. The timing of home construction in Blatchford is determined by the homebuilders, ultimately.

The City of Edmonton is bringing services to the east side of the neighbourhood in preparation for NAIT’s campus expansion. Road and sidewalk connections from the west to the east side are planned to ensure residents and visitors will have direct access to the LRT, which is scheduled to be operational in 2024 or 2025.

Three new home builder projects are set to be in development in the near future, including a 90-unit rental townhome development, an 82-unit condo building and a 72-unit condo building with main floor retail.

The City of Edmonton will be hosting a public grand opening event for the Blatchford community on Saturday, June 25 from noon to 6 p.m. The event will provide Edmontonians interested in the neighbourhood with a chance to tour the site, talk with the development team and visit the showhomes. The event will also feature live music, yard games, face painting, food trucks as well as giveaways from the community's homebuilders.

After a very rainy June, construction on site has benefited from sunny skies throughout July and into August. Our crews have been hard at work in the first two stages of the community and are on track to start work on the next stage of development in the coming weeks.

Work also continues on the Metro Line NW extension. Crews are making significant progress on the line from NAIT to Blatchford.

In August, crews are:

Continuing work on the trackway, pouring concrete and installing rails from Blatchford Gate Station working south.

Pouring the sidewalks, cycle tracks and crossings that will provide connections to the community once the LRT is complete.

Continuing interior and exterior work on the Blatchford and NAIT utility complexes, including the interior painting at the NAIT utility complex and roof installation at the Blatchford utility complex.

Installing the station shelters at both NAIT/Blatchford Market Station and Blatchford Gate Station. The station platforms are now completed with precast concrete panels in place."

Blatchford named Best New Community in Canada by the Canadian Home Builders’ Association

The Canadian Home Builders’ Association (CHBA) awarded the City of Edmonton’s Blatchford community with top honours at the National Awards for Housing Excellence gala on February 16, 2023. Blatchford was selected as the winner in the Best New Community category, which recognizes excellence in performance by developer and home builder members who create attractive, exciting, innovative and environmentally responsible communities.

“We’re honoured to win this national award for the work we are doing to create this one-of-a-kind neighbourhood,” said Tom Lumsden, Blatchford’s Development Manager. “City Council’s vision for Blatchford prioritizes innovation and sustainability, so we’re not only creating a great community to live in or to visit, but we’re also building a place that will inspire a path towards a more resilient future.”

Blatchford’s award submission focused on the community’s unique design, including the custom design that prioritizes connected streets, vibrant public spaces, renewable energy and active modes of transportation. Finalists and winners were selected by a group of 150 industry experts.

Blatchford is a bold and transformational land development project that furthers multiple City of Edmonton strategies. It supports and advances the strategic direction of The City Plan including building a healthy city, creating vibrant urban places and transitioning to a low carbon future.

Blatchford was also recently announced as a finalist in the Best New Community category for the CHBA Edmonton Region’s 2023 Awards of Excellence in Housing. The Edmonton awards will be presented on March 18, 2023.

You spend $100s of millions on a line to this area and then contemplate mothballing it because there is simply not enough built-out density yet to justify the operational costs.

A third-party review of Blatchford conducted by Gettel Appraisals found the overall pace of home sales is “reasonable,” with 85.6% of homes constructed being sold. Gettel also concluded that both lot and home pricing are “appropriate” given the context of Blatchford being “a public policy guided development area.” Administration says it is seeing “significant interest” from existing and new homebuilders and it is already planning to address all of Gettel’s recommendations. To help with affordability, administration recommends looking into the opportunity for smaller housing units, reviewing architectural design guidelines to help lower the cost of construction, and investigating bringing larger sections of land to market to attract large homebuilders.

2024 marks Blatchford Renewable Energy’s fifth year of operating in Blatchford. In honour of this milestone, here are five quick facts you might not know about the system that’s heating and cooling this community’s buildings.

Blatchford Renewable Energy operates a District Energy Sharing System (DESS) – a centralized system where thermal energy is distributed from a central location to multiple buildings in a neighbourhood.

Homeowners don’t need a gas furnace or air conditioner – that’s because the system heats AND cools Blatchford’s homes. Bonus: it also heats the water.

It’s a modular and flexible system – it’s being constructed in stages to match the pace of development in the neighbourhood and is able to incorporate the latest innovations in renewable energy.

This first stage of the system uses a geoexchange field – the field harnesses shallow geothermal energy through 570 boreholes (each 150 metres deep) located beneath the community’s stormwater pond.

It’s award-winning! In 2023, the system won two international awards. Blatchford itself won two Best New Community awards from the Canadian Homebuilders Association (regionally and nationally).

Take a walk through this growing community. You’ll discover its street names, pedestrian-only paths, family-friendly parks and other features reflect Edmonton’s legacy of aviation innovators and barrier-breakers. See photos of the seven historical nods listed below.

Entrance feature – “Arrival Gate”. Created as a pedestrian gateway to the community rather than an entrance designed for vehicles, its design incorporates structural supports as a nod to the struts used in biplanes (an early type of aircraft).

Littlewood Park. Named after pilot Margaret Littlewood, who flew and taught flying out of Edmonton’s Blatchford Field. Her impact on aviation includes training WWII pilots and bush pilots who helped explore the north, as well as airline crews.

Former airport control tower. Plans are underway to renovate this distinctive landmark into a welcoming community space.

Recycled/reused runway. Runway materials were crushed on site to be used for future roads. Some of the larger materials were repurposed in the base of Blatchford’s benches.
12-30 Runway. One of the airport’s two main runways,12-30 was named for how it aligned with magnetic north (‘12-30’ is shorthand for the compass point as an aircraft approaches an airfield – 120 degrees from the northwest, 300 from the southeast). Shifts in the Earth’s magnetic field cause magnetic north to change. A centrepiece shows how a compass would’ve aligned with magnetic north in 1942 when the runway was built. It also shows magnetic north in 2013, when the site was closed.

Alpha Boulevard. Aircraft used Taxiway Alpha to access runways, terminals and hangars. Today its namesake features fully separated multi-use paths lined with trees on both sides.

Takeoff. This art piece celebrates the vision needed for humans to achieve flight.
