Renderings Revealed for Onni's Olympic and Hill Tower: The 60-story building would replace a parking with apartments and retail

Onni Group, the Canadian developer behind many of Downtown's recent mixed-use towers, is now pushing its tallest project yet.

According to an initial study published today by the Los Angeles Department of City Planning, the Vancouver-based firm has proposed a 60-story, 760-foot tower to replace a surface parking lot at the corner of Olympic Boulevard and Hill Street in South Park. Plans call for 700 total dwelling units - including studio, one-, and two-bedroom apartments and a handful of penthouse units - above a five-level podium lined with 15,000 square feet of ground-floor commercial uses.

Chris Dikeakos Architects is designing the Olympic and Hill Project, its third development with Onni in the Downtown area. Renderings show a slim glass-and-steel structure soaring above a podium-level amenity deck, which would feature a basketball court and a swimming pool area.

Parking for Olympic and Hill would be provided on 10 levels, seven of which would be buried underground. The remaining above-grade levels would mostly be screened from view along its street frontage by residential suites. The project would provide 1,075 total parking spaces - inclusive of 220 stalls to be set aside for tenants of an adjacent office building that is also owned by Onni.

Construction of the proposed tower would occur over an estimated 30 months, with final buildout expected in 2022.

Nice. They really went crazy with the balconies, which is sort of unusual. I like the holes in the overhanging roof. Because of the dark color of the facade and the sunny climate that LA enjoys, that's going to create an interesting contrast when the sunlight shines through those holes.

By the way, 760 feet and all residential (and retail) would be beating both of Austin's "The Austonian" and "The Independent" by at least 70 feet - making it the tallest all residential (and retail) tower west of Chicago.
