Metro outlines 10-year plan to boost ridership, revenue with new development around its stations

“ The Washington Metropolitan Area Transit Authority unveiled the agency’s plan to complete 20 new real estate projects in Greater Washington in the next decade, with another 20 in the works long term, all as part of its first strategic plan released Thursday.

The new 10-Year Strategic Plan for Joint Development, developed by Metro’s office of real estate and parking, will pursue new development opportunities that the agency said it hopes will, in turn, increase Metro ridership and drum up revenue from fares, real estate proceeds and new state and local taxes on otherwise untaxable land, all while contributing to the region’s housing and sustainability needs.

The plan leans on a philosophy the agency said had been working before Covid hit — ridership at Metro stations with transit-oriented development increased between 2011 and 2019, reaching 5 million new trips per year and generating $29 million in annual fare revenue for the agency, according to its own count. Through the pandemic, the agency has struggled to maintain the same levels, requiring $2 billion in aid from the federal government to remain on financial track, but it's seen bright spots in areas with nearby development.”

This is a good infill development for a part of DC that doesn't see much new housing.

"Back in 2020, a DC zoning application proposed replacing a pair of attached homes in the city's Palisades neighborhood with nine units. Now, those plans have grown in size and scope.

Polygon Holdings, LLC has amended the application to now retrofit the two-story houses at 4457 and 4459 MacArthur Boulevard NW into a three-story, 17-unit development. The site is zoned RA-1 (low- to moderate-density residential apartments) and there are other apartment buildings on the block..."

A Proposal to Add 81 Townhouses to a Michigan Park School Site

"Another Northeast DC institutional site is poised for a large new townhouse development.

An affiliate of The Concordia Group has filed a zoning application with the city to add housing to site of The Lieutenant Joseph P. Kennedy Institute, a non-profit private school for students with disabilities, at 801 Buchanan Street NE.

The proposed development would add 11 sets of attached dwellings to the 4.7 acres on the west side of the property, delivering a total of 81 three-story townhouses. Each townhome will have three floors and two or three bedrooms and two and a half bathrooms. Each unit will also have either a one- or two-car garage. The site is zoned RA-1 (low- to moderate-density residential, apartments)..."

Monument Realty Proposes 72-Unit Residential Project in Chinatown

"Monument Realty has plans on the boards for a new residential project in a section of DC that hasn't seen much new development over the past few decades.

The developer outlined plans to ANC 2C on Tuesday night for a new 11-story, 72-unit residential development at 613-617 H Street NW in Chinatown. The address was formerly home to Ming's Restaurant, but has been vacant for years. DCS Design is the architect..."

Very nice. The hideous Wah Luck House next to it must come down too.

Same with the empty monstrosity at 6th and E nearby.

D.C. is such a gorgeous city. It's nice to see the little remaining junk come down.

That too for sure.

I’d also like to see a lot of the junk from the 70s on Connecticut Ave and on K St redeveloped.

^ Love this development. When those renderings first came out I was an instant fan and I'm excited to see this now has funding to move forward with the initial phase of development.

I agree. Buzzard Point has already changed and improved significantly in the couple of years since Audi Field was built. I am going to be back in DC next week briefly for work. I will post some photos of Buzzard Point.

136 Apartments and Woonerf Access: Proposals Start Emerging to Redevelop a DC Firehouse

"Last fall, DC's Office of the Deputy Mayor for Planning and Economic Development (DMPED) released a request for proposals (RFP) to redevelop the site of a fire station on Rhode Island Avenue NE. Now, the public is getting an idea of what some of the proposals entail.

A development team led by Rift Valley Capital shared their proposal with ANC 5E on Tuesday evening to rebuild the Engine Company 12 fire station at 2225 5th Street NE and 513 Rhode Island Avenue NE and add 136 (or more) apartments above the new station. At least 10 of the units will be affordable for households earning less than 30% of area median income (AMI) and another 30 or more units will be for households earning up to 50% of AMI..."

The Washington Post: Arlington approves Amazon’s plans for PenPlace, largest piece of HQ2

County lawmakers on Saturday unanimously endorsed the expansion of Amazon’s footprint at the 10.4 acre site in Pentagon City, known as PenPlace. Plans include three corporate office buildings, retail pavilions, a futuristic glass Helix, a child-care facility and about 2.75 acres of open space. (Amazon founder Jeff Bezos owns The Washington Post.)

In an exhaustive, year-long series of reviews leading up to the vote, some residents voiced concerns that the site may assume the feel of a closed-off corporate campus. Others said the tech giant must provide additional community resources for its neighbors, such as greater support to preserve affordable housing, or space for a library or community center.

All five county board members acknowledged these lingering concerns, saying that they can and should be addressed in future meetings with Amazon executives. Ultimately, however, they agreed that PenPlace was an architecturally striking project that will raise the bar on sustainability practices and stimulate economic growth in the county.

It does look great and I hope it benefits JBG Smith, the REIT that is building the headquarters (I own some stock in JBGS). The headquarters is in Arlington, however.

That looks like a really fancy office building for tech bros who generally will fight tooth and nail to be put on a remote work schedule and will half-ass drag themselves in three days a week or less.

Amazon has money to burn. Also, consider all of the hyper-lavish new offices that Google, IBM, Facebook, Amazon, etc. are leasing in NY. I would not be surprised if Amazon leases at least 1 m sf in either the forthcoming 2 WTC or 15 Penn.
