Building a 646 footer there. This could be up in the 500's as its a condo tower with high ceilings most likely. Factor in mechanical, and 550 ft could be reasonable.

An 11-story condo building in Brickell will be demolished to make way for a 48-story tower after being sold.

Miami Waterfront Ventures, LLC, a division of OKO Group, paid just under $48 million for the 25 Bay Tower condo building. That equated to an average price of about $800,000 for each unit in the 60-unit building, which was built in 1971.

The property is about an acre, and has 150 feet on Biscayne Bay. It is located at 175 S.E. 25th Road.

OKO Group has a history of working with world-class architects, and is planning a 48-story tower, according to CBRE, which brokered the deal.

The developer owns two other properties in Miami, the release said. One of their other properties is 2.8 acres of waterfront land between 26th Street and 26th Terrace known as 700 Edgewater, where demolition is currently underway. Russian oligarch Oleg Baybakov has been listed as a manager for those properties.

This property is at the southern end of the Brickell highrise district and was the first to develop highrises along the waterfront in the 1970's. I'm not sure what the height limits are here but the tallest highrise built here was the Santa Maria :

which was built in 1997 & stands at 520 feet | 158.5 m and is 51 stories tall. I would imagine at the very least this will rise over 500 ft. if not higher considering it's bayfront location. I'm expecting multi million dollar penthouses with spectacular views of Key Biscayne, the bay & the Atlantic.

Same developer for this just imploded the current 11 floor structure at 700 North East 26th street. Aiming for Edgewaters tallest. Hopefully this project will be of a similar height.

Russian Submits Plan For 613-Foot Brickell Tower

A Russian developer is moving forward with plans to demolish an 11-story Brickell condo building and replace it with a much taller tower.

Plans were filed with the FAA yesterday to build a 613-foot tower at 175 SE 25th Road. A subsidiary of Russia’s OKO Group, led by Vladislav Doronin, has said that they plan a 48-story condo there.

Doronin’s company paid $48 million to buy out the 61 condos in the bayfront building that will be demolished, or an average of $800,000 apiece.


Update: OKO Group is led by Vladislav Doronin. A representative confirmed that he remains the developer behind this project.

It's amazing that a tower is going to rise 5 times the height of what is currently standing now.
I just wish we had a proposed rendering already.

We had dinner last night at friends who live in the tower to the north of the property...it will be interesting to see such a tall building at the southern end of Brickell....

Russian Developer Submits Plans For Brickell Property Where 47-Story Tower Planned

OKO Group has submitted plans for a property at 175 SE 25th Road.

Records show that a landscape plan prepared by Enea Garden Design was submitted earlier this month. It isn’t clear if plans for the condo tower were also submitted.

Last year, the developer announced that a 47-story condo tower was being planned for the property, topping off at 613 feet. Adrian Smith + Gordon Gill Architecture is the architect.

The developer also recently pulled a construction permit to rebuild the seawall behind the property.

I agree. CPT and Jeddah tower to name a few. They are definitely the super/mega tall architects, especially in the UAE.

Just food for thought, but many of these "large" Miami projects are coming with 300-500 units on average. Add the # of proposal development having these, and it starts to add up when we think of total units in the pipeline. Even the smaller projects. Say on any given workday, 50 units are announced into the pipeline. Factor in the whole year, and its quite easy to see the manifestation of demand in a booming city from the pipeline perspective.

Similar thing with NY for example. I think we all tend to focus on the big developments, but the little ones really start to add up. Most units added to "X" cities inventory are due to smaller projects (low/mid).

Why IMO its always important to consider equal attention to smaller projects. The ones 6-20 floors as those are where you will see a majority of the units added each year.

Russian Developer Gets Utilities For 47-Story Brickell Tower

Russian Developer OKO Group signed an agreement this month with Miami Dade Water and Sewer to supply utilities for a new Brickell condo tower.

According to the documents, the new project will include 142 residential units and 1,000 square feet of retail. It is referred to as 175 South Brickell.

61 apartments currently on the site will be demolished, the paperwork says.

The developer has previously said that a 47-story, 613-foot condo tower designed by Adrian Smith + Gordon Gill Architecture is being planned.

Also this month, the developer filed a Notice of Commencement that demolition was underway on the 10th and 11th floor of the existing apartment building on the site.

Representatives of the developer have said that a sales center will open soon, with plans for the condo tower to be released in 1Q 2018.

It's a very nice building. I like the top heavy design. It sort of reminds me of Elysee in Edgewater.

In Just One Week, Brickell’s Luxury Una Tower Has Sold 25 Units

Sales At Brickell’s newly proposed Una luxury condo tower have been strong, according to broker Michael Light.

In just one week, 25 units have already been purchased, Light said. The building is in contract, with buyers required to place a 20% deposit on signing, he added.

A total of 135 units are being built. Prices for the least expensive units start at over $1 million, or just under $900 per square foot.

Last week, the developers celebrated the sales launch with a party that included an “electrifying” fireworks show and musical entertainment by a Latin jazz ensemble group.

Adrian Smith + Gordon Gill Architecture is designing the 47-story, 613-foot tower.
