Another project to add to this area along with Schuylkill Yards. Love to see it! This area needs some love.

Im Honestly torn on this building, the height and number of units is great! But the design is weird, and from the north or south fat and kinda ugly, Id Honestlyprefer if they cut the lot in half and made a 400ft condo tower instead of this. But Maybe it will grow on me.

Yeah. A tower would have been better there. I really don't see how they'll have windows on the sides so close to the lot line but I guess it's bigger than it appears.

The code used to, maybe still does, call for a "side court clearance", and I think the distance was/is around 54". So, if something was built on the next plot of land and they wanted windows in that building as well, the distance between the two buildings would be 9' to 10'.

If you love stucco, you'll love this building. The whole thing looks like somebody doesn't want to spend $1 more then they have to. I can't believe that this thing has a name.

Does anyone know if Penn owns this property? They used to own, and maybe still do, the building to the south.

Horizon House, a nonprofit that focuses on mental health services, has sold its former Philadelphia headquarters for $17.92 million to a developer of student housing.

Landmark Properties of Athens, Georgia, bought the five-story, 79,200-square-foot building at 119 S. 31st St. and has plans to raze the structure to make way for a new development. The property is also known as 120 S. 30th St. and sits across from Evo at Cira Centre South, another student housing project.

The seller was represented by JP Colussi and Jacob Cooper from MSC.

Landmark plans to develop an 18-story, 291,850-square-foot structure on the .68-acre site that will have 280 units and serve as student housing. It will add more than 800 beds to the University City neighborhood. The project will be called the Standard at Philadelphia and will also have 3,082 square feet of retail space and 37 parking spaces.

I still don't know about this one. The site is tough to develop something that isn't overly wide from the North and South.

Material selection will be important.

Unfortunately, demolition has begun. Replacing an ugly eyesore with a bigger, slightly less ugly eyesore:

The primary exterior material will be exterior insulation finish system (EIFS) panels with varying finish colors and textures.

The east façade will be an EIFS panel with a light gray textured finish. The west façade will also be an EIFS panel but with a dark grey simulated metal panel look.
Hoping this is less bad than it sounds!

The balls the on the developer to name this "The Standard" (definition: something established by authority, custom, or general consent as a model or example). But then again if you are the negative type you would say that this is indeed the standard for new construction here in Phila.
