Chris, do you know how much of that crappy block the developer wound up acquiring? Also, do you know what's planned for the putrid garbage across the street from this site on Fulton?

It was 360-370 Fulton Street if I recall.

Haven't heard word yet.

There's some projects floating around but as of those parcels near 589 Fulton Street, they will be snatched up in time. 360-370 Fulton Street is up for redevelopment.

547-557 and 559-589 Fulton Street were acquired.

547-557 Fulton being the other properties.

Welcome back
Your dreams were your ticket out
Welcome back
To that same old place that you laughed about

Well, the names have all changed
Since you hung around
But those dreams have remained
And they've turned around

Who'd have thought they'd lead you
(Who'd have thought they'd lead you)
Back here where we need you?
(Back here where we need you?)

Yeah, we tease him a lot
'Cause we got him on the spot
Welcome back

Welcome back, welcome back, welcome back
Welcome back, welcome back

New Rendering Released For 589 Fulton Street Skyscraper In Downtown Brooklyn

Quote:
YIMBY spotted a new aerial rendering for 589 Fulton Street, a 52-story mixed-use skyscraper proposed for Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff and Apollo Global Management, the 575-foot-tall, 597,824-square-foot tower will rise from a plot bound by DeKalb Avenue to the north, Flatbush Avenue Extension diagonally to the east, Fulton Street to the south, and Bond Street to the west.

The renderings illustrate a dusk view over 589 Fulton Street, showing its context within Downtown Brooklyn and New York. The eastern elevation showcased is much simpler than the one from the previous rendering, with only one setback from the podium to the parapet. There seems to be an outdoor terrace at the top of the skyscraper lined with shrubbery facing southwest toward the New York Harbor. Mechanical floors cap the pinnacle with a rectangular bulkhead and flat roof parapet, and the crown is made of dark panels with spotlights that illuminate the surface. The rendering also depicts the multi-story podium topped with a substantial amount of trees and landscaping as well as a swimming pool on the western side.

The design is a departure from the below previous rendering, which featured angled, stepped terraces facing Flatbush Avenue Extension and a more rigid façade with a grid of floor-to-ceiling glass and dark mullions. The slimmed-down superstructure would also complement the similar slender proportions of 9 DeKalb Avenue next door to the north.

It looks taller than 11 Hoyt, so there may have been a height bump

Glad it will be a thin building, I wondered about the configuration on that block. It will diminish the view of the BK Tower a little along Flatbush, but not completely.

The prior design was way better IMO.

This is the vacant lot to the west of the former Duane Reade building. It doesn’t seem that building is part of this development, though.

The tower part of this development (on Flatbush between DeKalb and Fulton) has had a lot activity in the last week. Excavation seems to be under way.

Looks like the height of the building as initially proposed was 601 ft, not 637 ft, as the base elevation is 35.67 ft. Splitting hairs as it's only a 5% variance, and appears to have a redesign from that version and will likely change anyway, but pointing that out from a thread title perspective.

The Brook’s developers beat tax-break deadline to squeeze high-rise into downtown Brooklyn

By Steve Cuozzo
June 12, 2022

Quote:
Just in time to beat the expiration of the state’s 421a tax-abatement program, developer Steven Witkoff and Apollo broke ground last week on The Brook, a 600-foot-tall rental apartment tower at 589 Fulton St. in downtown Brooklyn’s Albee Square area. The building will have 591 apartments and 42,000 square feet of retail space.

The 421a program, which offers residential developers certain tax abatements for providing affordable housing units, ends on June 15 — to the dismay of real estate developers and to many proponents of affordable housing construction. To realize a 35-year tax benefit, 30 percent of the Brook’s units will be affordable and spread throughout the building. The first move-ins are scheduled for late 2024.
Quote:
The tower designed by Beyer Blinder Belle also boasts 30,000 square feet of indoor and outdoor tenant amenities. It is next door to 555 Fulton St., the planned glass-wrapped, low-rise retail building also by Witkoff and Apollo at the wraparound corner of Fulton Street, DeKalb Avenue and Bond Street.

I'm a big fan. Restrained, staid, graceful. Almost looks like Tess McGill's office is up there somewhere. Love it.
