Developer Submit Plans For 40-Story Link At Douglas Tower

Adler Group and 13th Floor Investments have submitted plans for phase 1B of Link at Douglas to Miami-Dade County for review.

Phase 1b will include:

40-story tower, with 11-story parking garage
406 residential units
60,000 square feet of retail
The tower will be around 450 feet tall, with the roof line at 431 feet and architectural features above.

Arquitectonica is the architect.

Update: Construction of phase 1a will begin in Q1 of 2019, while phase 1b will begin in Q2 2019, according to 13th Floor executives.

Wow! I work just around the corner from there. There is a ton of development going on in that neighborhood but nothing to this scale.....

Details from tnm. About twice as tall as anything else in the area (this is on the periphery of the city on the border with Coral Gables) but right on a metrorail stop:

NEW RENDERING RELEASED OF 36-STORY TRANSIT-ORIENTED LINK AT DOUGLAS TOWER, GROUNDBREAKING SOON

A new rendering of the Link at Douglas project has been released.

Contractor Civic Construction uploaded the image to social media, along with a hashtag of the date January 2020 – perhaps a hint of when construction will begin.

The project has been billed as one of the biggest transit-oriented developments in Miami’s history.

One Link at Douglas tower is already rising, according to a Notice of Commencement filed in November. The filing states that a 22-story Class A apartment building with 312 units is now under construction. Corwil Architects is designing the tower.

The second tower will be 36 stories and designed by Arquitectonica. It will have 421 apartments, and more retail at the ground floor.


Eventually, the $600m project will include 1,421 apartments, 750 parking spaces, 251,873 square feet of office, and 25,000 square feet of retail.

13th Floor and Adler Group are the developers.

It already feels like a different world approaching the Douglas Road station on the metro from the south. This tower will be pretty neat.

Is there a plan to add a Publix or any other option to the area there? It's odd that there isn't one inside walking distance for anyone who might want to live in the new units...

Two Tallest Towers Ever Proposed South Of Brickell Get New Renderings

Developers 13th Floor Investments and Adler Group have revised plans to build two 39-story towers next to a Metrorail station.

The twin proposed towers, which are part of the Link at Douglas megaproject, could become the tallest south of Brickell. A submittal in August showed them topping off at 444 feet above ground.

The previous tallest south of Brickell was also at the same development – a 36-story, 393-foot tower called CASCADE, which has topped off. A 22-story tower in the complex called CORE is also now open.

“Link at Douglas will be a walkable residential neighborhood, a commercial district, and a transit hub all wrapped into one, making it an economic engine and a preview of what urban development will look like in the Miami of the future,” the developers said in a statement.

The two newly proposed Link at Douglas towers are each planned to rise 39 stories, or 444 feet.

The two new towers are proposed to include:

854 residential units
84,160 square feet of office
3,385 square feet of commercial uses
1,166 parking spaces
Arquitectonica is the architect.

The proposal is aligned with Miami-Dade’s approved zoning for the property, according to a statement from the developers.

“In building a mixed-use district at this site, we will create a critical connection point that advances the County’s Smart Plan. The County understands that bringing people and density closer to transit relieves traffic congestion, boosts ridership, enhances resiliency, and unlocks new housing options for locals,” the developers said.

We should see the twin towers be starting at the end of this year or next year.

37-Story Apartment Tower Opening Before Year End Next To Metrorail Station

A Milam’s Market will also open soon at Cascade’s ground floor.

Eventually, the masterplan for Link at Douglas calls for a total of 1,600 residential units, over 32,000 square feet of retail space, and a public plaza that connects with The Underline.

The enormous parking pedestal is a downside, along with the parking count as the developer already mentioned many of the residents not utilizing all of the spaces.
Nonetheless, it's an improvement of what's already there and hopefully its a sign of whats to come in regards to more TOD development.

Tower 1 is already built (recently completed). Phase 2 (2 additional towers) is what they are reworking in the post below.

Code allows for lower, but this is unfortunately whats the developer thought was best. Miami is way too car dependent, so I don't blame the developer.

If I was the developer, I would've just gone for at least 500 ft for both towers, but 444 ft X 2 is a nice height. I guess it's because I'd love to see Miami compete with NY & Chicago for most tall buildings, but it's a massive building for low rise Coconut Grove.
