Kushner bails, funding is secured in short order. Funny. I wonder how many of the ill-fated Kushner projects would be out of the ground if Jared wasn't in Washington. Anyway, great to hear this is a-go.

Sneak Peek at Kushner's 700+ Unit Development at 85 Jay Street,

Earlier this year, we showed off renderings of Handel Architects' provocative, albeit unselected design for 85 Jay Street in DUMBO. Now we can present real drawings submitted to the Department of Buildings showing us the complex’s layout, scale, and massing. The development team, a partnership between Kushner, LIVWRK and CIM Group, scooped up the three-acre, full-block property from the Jehovah’s Witnesses in 2016 for $345 million.

The always contextually-sensitive Morris Adjmi Architects are tasked with 85 Jay’s design. With 1.1 million square feet in play, they’ll have to juggle a tight zoning envelope and the site’s proximity to the DUMBO Historic District, East River waterfront and the Brooklyn-Queens Expressway; all while making the development palatable to the vigilant surrounding community.

Building permits were filed last November and are now approved. From what we can gather from previous reports and city filings, there will be 732 rentals and condos units spread across four wings ranging from eight to 21-stories in height. The two tallest buildings are offset from each other and are positioned at the northwest and southeast corners of the block — likely to bring residences unobstructed views of the Manhattan Bridge and city skyline. Apartments will range from studios to four-bedrooms and amenities will include a rooftop pool.

Closer to the ground will be multiple retail spaces, an enclosed courtyard, and a 712-car parking garage thanks to zoning stipulations. The project's expansive central courtyard will rival Oosten, the Apthorp and the Belnord in scale.

Morris Adjmi-Designed “Front And York” Revealed At 85 Jay Street In DUMBO, Brooklyn

Located in the Brooklyn neighborhood of DUMBO, new renderings and information have been revealed for the future site of 85 Jay Street. Bound by Jay Street, Front Street, Bridge Street and York Street, the large rectangular parcel of land was one of the biggest undeveloped sites in the neighborhood, and has long been used as a parking lot. The lot was previously sold for $345 million dollars from the Jehovah’s Witnesses three years ago. The site is now addressed as “Front and York” and will be designed by Morris Adjmi Architects and developed by CIM Group and LIVWRK. 1.1 million square feet of condominiums, rentals and retail space is expected to result.

The building mass consists of a nine-story podium that covers the entire block. Two twelve-story components rise offset on opposite corners of the podium floors, and conclude with a flat roof. This ensures residents with a northern exposure can see the skyline of Manhattan and the East River, while those facing south can see Downtown Brooklyn and the morning sun. The grid of square-shape industrial style windows cover all elevations in an even pattern. Morris Adjmi designed the ground floor with large, wide arches that open up to the extra-wide, tree-lined sidewalks. The arches were inspired by the spandrels of the nearby Manhattan Bridge, which residents will also have a perfect view of when looking north.

The interiors will consist of one- to four-bedroom units while amenities include a rooftop deck with a swimming pool, private underground parking space, and one of the city’s largest private parks designed by Michael Van Valkenburg Associates. Sales of the units are expected to launch later in 2019.

The site is easily accessible from the York Street subway station on the F train, located just across the street at the intersection of Jay and York streets. The A and C train at High Street, 2 and 3 train at Clark Street, and the East River Ferry are also a short walk from Front and York. Local coffee shops, cafes and bars surround the area along with the number of parks and esplanades that line the East River that include Brooklyn Bridge Park, Empire Fulton Ferry Park, Main Street Park and John Street Park.

Work Making Quick Headway For Full-Block 85 Jay Street In DUMBO, Brooklyn

A recent look at the site shows work is in progress on all parts of the foundation, with rebar set in place for future reinforced concrete columns and core walls. Sections of the concrete facade have commenced on all sides. Excavation is basically complete, with the exception of the dirt ramp that lets construction crews and equipment reach the base from street level.

When completed, the complex will first make way for a nine-story podium, followed by two offset, twelve-story towers at opposite diagonal corners of Front and York. Other than its relatively tall height above the neighborhood, the signature look that will make the building stand out are the arched windows at ground level on all sides. This exterior architectural feature will be further enhanced by extra wide sidewalks lined with new trees along the perimeter. The closest subway is the F line at the York Street subway station just across the street to the south.

Sales of the residences are expected to launch in 2019, with units spanning from one- to four-bedrooms. Amenities include a swimming pool on the rooftop deck, private underground parking space, and a large private park designed by Michael Van Valkenburgh Associates.
